I'm a newbie although 45 years of age i have really good credit. i have a excellent backround in the fields of air conditioning heating plumbing spent over 25 years in the service industry.life turned lost my licence to drive and got involved in the commercial apartment community buisness been renovating apt for the last 9years.i am maxed out at 23 dollars an hour i see alott of good ideas on the set for life edge videos have even been pre qaulified for loans from bank of america Bought deans books a couple of years ago but didn't do anything with the info.but now i have to i have over 105#S in my phone with only 15 being friends and family the rest is contractors on the cheap but proffesional.My ? is where would you start here.Which person would you follow and duplicate as far as the edge 10 videos. What is the best way to figure out the costs of repairs to a property? I don't have time to have contractors see the property personally.

Hi folks, I've been with Dean's family since the end of May,and I think he is the Man!! I have read Profit From RE. and Be A RE. Millionaire. Just like most people I've got a Just Over Broke (job) and I find myself comming home everyday to get on this site and read everything I can and before you know it it's time to go to bed to get ready for the next work day. I'm frustrated wondering what did I learn, why am I still working the same old job ect...
Well I put an ad in the paper and I have recieved a few calls, and this one especially moved me because this woman had told me that her husbands hours at work were cut back and she was recently told by her bank they were considering a foreclosuer on their property,but the worst part was I heard 2 little children in the background playing, and here their family is possibly going to lose their home. They are on a loan modification program through the bank but she knows it's to late and I do not have the cash to help out as of yet. Could I help them ? Appraised @ $160K Owes 115K. behind 6k. taxes 2,178 YR.and are incl in mortgage. Listed With realtor 4 months was 149.500 now lowered to 142,500 Can I get a win win deal with a no money down deal to slow up or stop the foreclosure? Thanks Robert
I think you should start investing in Dean's set for life system. You get good info from the book but with the s.f.l. system you get alot more. Such as the sfl website and dvd's to watch..(The dvd's alone are worth every penny.) They will give you direction. Not trying to promote the system or the product but it is a great investment to get your business off the ground..

situation: 14k cash in bank, 30k ccard debt, a 2bdroom flip house which needs 13k to finish renovation when complete if it sells for 69k i should make 29k before taxes. also have a four plex valued at 95k with 1.5k renovation work should be worth 105k this bldg. has 275.00 pos. cash after expences. WHAT SHOULD I DO WITH THE 14K CASH IN THE BANK. any info would be extremely helpful thank you...
How do I find out information about a house that is in probate?
Well...I have found a little one bedroom Condo they are asking $46,000 in an area that was worth three times that much, just a few years ago. I like the location because it is considered a high price neighborhood, and this is an area I am familiar with...As a matter of fact, this was the same price they were going for back in the late 80s.
Of course, I actually have no money to buy it and am trying to figure out what strategy to employ.
Currently as a novice, cash poor investor, I am concentrating most of my efforts in 3 areas: Finding discount mortgage notes and referring them to buyers/ Lease option to purchase and Assignments, I figure are the best places for someone like me,a cash poor investor to start investing.
I have yet to see this condo, as the Agent has yet returned my calls to set up an appointment. On this particular deal, I thought about going the route of an Assignment, but I have yet compiled my buyers list...I was wondering about locking it up for a month using a weasel clause, something like: Contingent upon my Partners Approval.
But I think until I have my buyers list in tact, I might be getting ahead of myself.

Also the emails withn last 2ks in my inbox disappeared.
I have not been using this setup that long - Know what the problem maybe?
Called Support and they cannot figure out what happen.

Halfway through the Profit from Real Esate book and can't put it down, started reading today and almost finishhed with this 1st book...Have another exam for my flying (I am a pilot) activities next week on the 9th so I need to digress a bit and start cramming for that..I am pretty stoked though of what i read so far!
Does anyone one else have trouble viewing this and some of the other video clips or is it just my computer? It seems to stop and go a lot about every other second or so. I'm new and still getting familiar with things.
I live in a town that lends itself to many opportunities. Is there a book or course that is like a "how too" for renting to students? Right now I am looking at buying one of the oldest houses in the town and renting it to students. The property has three other properties on the parcel I want to rent as well.
I just recieved a package in the mail today. I thought it was going to be my SFL materials. The package only contained the "Gain The Edge" materials. Is the SFL materials coming in a different package?
I found a nice house I personaly know the house and the previous owners. This house is about 30% or less of the value today.We Need someone who can invest or a buyer. The house is on auction now but the open house went on today and I see it droppped another $1000 today on the opening bid. I assume they had a bad open house meaning no show.

Hello, My name is Swad. I'm a new comer as matter of fact I discovered Dean on TV this morning and I called and ordered program. I just finished reading and listen through the videos and this sounds unbelievable. The only chanllenges I will face is Contracts. Is there a contracts sheat sheet out there that I can use as an example. Can I do contract by myself or do I have to hire an attorney to look them over first if so that is going to be costly.

Hello real estate gurus! I don't want to bore everybody to pieces by providing every detail of my scenario, but I am curious about your opinions. I "tentatively" own two homes. The first house was my original residence, then I met my fiance and we bought a bigger place with the intention of renting the smaller cottage. Well, the abridged version of the story is that fate was unkind and I encounter a series of unscrupulous tenants to say the least. Anyway, after "carrying the home" for about 10,000 worth of mortgage payments in lieu of defaulted rent payments I've decided to walk away. After the real estate "crash" the house is worth about half of the amount that I signed for because this community got hammered. Rather than continue to hemorrage I simply decided to let the house go into foreclosure and deal with the repercussions as the reveal themselves. Ohh incidentally, prior to taking this option I sent in a battery of paperwork to attempt to get relief from Barack Obama's plan to no avail....the bank conveniently lost the paperwork twice. Any ideas???
