Are Assignments a thing of the past?

Hello DG family. I live here in South Florida and I'm getting a lot of this talk about banks not doing 'Assignments' these days. People are telling me don't even try to lock up properties under contract and then try to asssign them to another buyer because banks just aren't doing them. They're telling me about this 'double closing' thing, which sounds complicated. Is anyone else getting this same thing either here in florida or your part of the country, and if so, what do you suggest I do as a new investor? Please, HELP !!!!. Thanks much !!

No banks are not doing assignments, in a lot of state if not all.
the best thing to do is find cash buyers, from what i hear there are a lot of cash buyers in Florida.

Contract Reassignments

Hello I am just getting into real estate. I am only 18 years old and I am obsessed with it already. I got a call a few weeks ago from someone associated with dean, and was telling me about contract reassignments. basically telling me that i can purches a house with none of my own credit and none of my own money. well with me being 18 and have no credit history or any money to invest in real estate this sounds perfect. I just do not understand what it is or how it works. please someone help me understand this so i can try to progress in investing in real estate. thank you

Wholesale assignment is where you put the property under contract and sell it to a end buyer.
There is a lot of information about assignment on this site.

New, but eager and excited to start

Hello Everyone! I am 22 years old, and brand new to this process. I have read one of Deans books, and am now working on finishing the second. As of right now I have yet to complete a deal, but everyday I work towards getting to and through that first deal. This book and site have nonetheless already changed my life in many ways, I cant even wipe the smile off of my face! I now have something im working toward, and even though I haven't done a deal yet, I already feel like I have my million bucks haha. Congrats to everyone on making this site feel welcoming and inspiring. Kudos! If anyone has any information regarding just starting off I would be most grateful. Right now I am working on rebuilding my credit and searching for killer deals around my area. Also, I am still just a little confused about how to effectively calculate the FMV of a place, and was wondering if Realtors will look that information up for you for free or if there is a fee. Set for Life System - Help determining best counties to Farm

What's up DG Family,

I just recently bought the Set For Life System and after last nights very informative call, Greg said that we could pick two counties for the cash buyers feature thats included in the System. I live in Brooklyn NY so there are alot of surrounding counties. My question is - - what is the best way to determine the best counties in my area to prospect. What information should I gather to make this decision?

On another note, being that I'm currently employed full-time I want to use a virtual assistant to answer and screen calls for me. Any suggestions? Maybe Dean can negotiate a good deal for those of us that have purchased the Set For Life System. I have one of Dean's previous courses that mentions the PBnext virtual phone system but I've found cheaper systems (Ringcentral) online. I'm hoping maybe Dean or Greg can get a better deal on the PBnext system for those of us that just coughed up $1500.

Need Help

I am very new to this and very excited. Any suggestions with a person that has no money and not so good credit. Where I currenlty live there are at least 6 condos on the market and I spoke to someone to today who wants to get rid of a 4 bdrm house in the same neighbor. Where I live is like a gold mine but I have no idea where to start. I know one of the neighbors who has her condo on the market and its just sitting. I know that she looking to get rid of it. And nobody has looked at it either. The listed price is $204,700. She does have a Real Estate Agent though. There is a lot money to be made here but just do not know where to start. Any suggestions?

Even though I haven't run into this problem with a bank because I am Real Estate Wholesaling Investor who's new at this still. It's like just because they work at the bank and that they are in control of the properties a lot of banks don't realize that we are there to help take the property off their hands and we should be the ones profiting because we did all the leg work to help them out. Your right it's not our fault that they won't benefit financial wise but they actually are because when we get the property off their hands they are no longer holding the property and losing money. So yes I agree that banks need to cut it out with the nonsense and just let people that know the techniques do their work and be on with it. Don't they already have enough money? I would think so.

Helping a friend

Hey all DGers - I have just watched my first Edge dvd as part of the SFL package (which is amazing by the way!) and am putting it out to the great forum here for some advice.

I recently told a work colleague about my budding Real Estate investment career and she mentioned she was thinking about opening a restaurant near the Hampton's in New York and if I came across any good deals for her to locate out there to send them through. I found a house in foreclosure at a great price and contacted the agent who has given me the lock box access code. I haven't spoken to my colleague about any type of bird dog fee and wanted peoples opinion if I should get something written up before giving her the lock box code. I realize it's early in the piece but has anybody had experience dealing with friends that required a contract of some sort?

Texas Investors

Hello All!

My name is Matthew and I am a fairly new investor in Houston Texas. I have been living in Dallas for the past year and just moved to Houston. I am currently in search for my business team hear in Houston and looking for an good investor friendly title company in the Houston area(Preferably N or NW Houston). One that has a lot of experience in closing assignments would be great. Any good suggestions out there?

Also I was wondering is there anybody here that have recently closed on a deal or did a deal using Dean's IEE technique in his "Profit From Real Estate Right Now Book" in Texas. I am thinking about using this technique to find a retail buyer for a motivated seller I have located. The property is free and clear and is in pristine condition due to renovations and upkeep but the couple desperately needs as much as they can get out of the deal(which kind of makes it difficult to wholesale).

Dean told me this is the place to come for help and advice outside of his Success Academy, so I hope he is right!!!

Ive got a buyer with a credit score of 690, found a forclosed property that fits her discription. its been sitting 2 1/2 months price dropped from 189900 to 181000. im halfway through the book and wanna close the deal but not sure how to go about it the proper way! please help me

Locking Up A Property On Contract

If you are using a realtor, can you put a property under contract and then figure out what you want to do with it? Or do you have to outright buy it? Or can you only do that if you are dealing with the seller directly? I keep hearing "we put it under contract, then found a buyer within 30 days, and flipped it". This appears to be a no money down deal, is this an accurate description of putting a property under contract? Any help is appreciated to clarify for me. Thanks.

Lender/HELP

I found a property in the Kansas City,Mo market. My lender told me they are swomped and wont lend untill Oct. I just lost my job and behind on bills. I bought the S.F.L system but not sure if I can keep it cause I cant pay for it. My Wife is talking about the "D" word cause she is tired of me "chasing dreams". In the back of my mind this can work but I have bad credit and nobody wants to be a lender.I have asked about 30 friends/family to be a partner and got laughed at.I have noone eles to ask for a loan and I should not say this on here but if I loose my wife, I have no reason to go on.
