Hi everybody, this is my first post on the DG website and I am excited about my upcoming success. I've been reading Dean's "Your Town" book and I'm really interested in doing some assignments to create some quick cash, and Greg Murphy's technique of the no money down sandwich lease option. Can anyone tell me if these two techniques are well suited for the Dallas-Fort Worth area which is where I live. I like these techniques because like most people, I have no money and as Greg says "my credit is in the crapper".

I am new to this site and just watched Dean's new video's i'd like to ask where is the best place for me to start? i bought a house a couple of years ago(still paying on it in this down economy) and just lost my job in Dec and am looking to find out how i can use this system to generate income?

I just found several sites that have agents that have listed properties in my area that have Owner Financing available. I found several free sites to post classified Ads and placed an Ad on each site that reads: OWNER FINANCING, 3bed/2ba, great location and put my city. In the description I put: 3-4 bed,2-3 ba homes, great locations, OWNER FINANCING, my city. Question is...what do I do if I get calls for people wanting to see these properties. They are real properties, listed by agents. Do I contact the agent and set up a showing. How can I get paid? How can I do an assignment if I find someone that is interested in one of the properties? My husband is an Attorney and a realtor, do I just refer potential buyers to him as a lead? Any input would be appreciated!

Hello everyone,
I'm am new to this site and my brother introduced me to real estate after buying Dean's books for him as a graduation gift. I'm actually currently serving on active duty for the Army and deploy soon to Afghanastan this Nov, so I have little time to try and make my first deal.
My question is: How do you get the buyer to give you the money to give to the bank without ever purchasing the property from the bank. For example: REO is $30k and market value is $90k. I make someone and offer for the property for $70k-$80k so it sells fairly quick and pocket a nice amount of profit. What paperwork do I need and how exactly does the bank go about releasing the Title to me temporary sorta speak because I'm sure they won't hand you over a title without money...lol and I know no buyer will just give me the money without the title or legal documentation/proof. I know theres something in between the buyer and the bank getting the money to make everything legal and complete the deal.
I have a freind who's losiing his home by forclosure. The sherif's sale is going to take place on the 7th of september 2010. Is there anything I can do at this point to help him?

Dean...sounds like a good system. Does it work for Canadian real estate? Our market has held up so far, falling slightly since 2007, then got some traction; and while the USA market fell hard. Go figure! Maybe ours is still going to correct. Is your new system suitable for the Canadian market, contracts, buyers & sellers lists etc. I want to get involved making money. I have a question that I hope someone in my area (Westchester NY) can answer. Does Dean's marketing strategies work in our area? I've read so many stories about how it could work anywhere, but most of the deals I read about were for substantially lower prices than they are in this area of NY.

At what point do you submit a contract to the Seller doing the selling process?

How do you know when to Alter a Contract to accommodate the real estate deal in question?
Should a contract be submitted on Your Business Letterhead or does it really matter as long as required information included? Thank you

Since I have read Dean's books I had interest in his Real Estate Success Academy. After talking with Chris (one of the representative) I was encouraged to begin the Academy. Then Dean created the Set For Life Program and held a conference call a couple days ago. He outlined all that this program would do for the on the fence investor like myself. After listening in on the call I was definitely ready to get going. After going to the website, I found myself caught in a crossroads. I am interested and committed to doing both, but when making a financial decision which one would be the best to do first. Please give me whatever advice you can. Thanks in advance.

Just last night I was lucky enough to stumble upon your affiliate program which previously I never knew existed. Although I am still a "newbie" affiliate I know enough about it to know that if done properly, marketing your books and the new "Set For Life System" (if and when available) could bring in major dollars. I have bought into and so have access to a an entirely new way of internet marketing, and though it may take a little figuring out, I am confident that I will be able to do it. In fact I may need some permissions from you (Dean) to access some tools that I may need to do this properly.
Now let me explain a little about myself and my goals. I will be 60 next month, but I really do feel like 40. About 5 years ago I had to enter the hospital to keep from commiting suicide. It was the week between Christmas and New Years, and I was living on the street, penniless, totally depressed, totally alone. Everyone that I knew, including family, had abandoned me due to my drinking habit and self-destructive behavior. In the hospital I met a great doctor who took me under his wing and gave me the tools and medication that I needed to begin a new life. One of the tools was to hook me up with a great therapist who I saw weekly for two years. However, the miracle that really changed my life completely was her diagnosis that I had Attention Deficit Disorder. Most people I've met think that this is some little minor thing that doesn't cause many problems and mostly affects kids, and doesn't really affect adults, if it even exists at all. Well, I can tell you that it is no joke, and really is a major league issue, especially since the symptoms mimic certain behaviors that our society condemns. It's horrible. Anyway as soon as I got the proper medication, I had nothing short of a complete epiphany. I changed completely from personality to eating habits to my health. Any desire to drink completely disappeared (I've not had a drop of alcohol since entering the hospital) and I was able to see everything in a brand new way so much clearer, and I could see ways to do things that I was blinded to before. It was, and still is, amazing. I was able to have surgeries to replace my knee and hip, which had caused me pain and problems for years. I also beat cancer back in 1997. I had to have my esophagus removed, and I survived a cancer that has an 85% mortality rate. I've been cancer free ever since, and in 2008 my doctor said that I was 1 in a 1000, and the youngest 58 year old that he had ever seen.
Alright enough of that. My point is that at this age I can still see ways to massive success, and I don't have a lot of time for failure. My ultimate goal is to be able to afford to have two homes, one in Oregon and the other in Mexico or somewhere else in Central America. I also want to make sure that my children are properly secure now and when I'm gone. These are not "maybe" goals. They are definite and they will happen. Since I have mobility problems and no car, internet marketing seemed a perfect way to achieve this success. Then I got your books. Then another book, and I decided that I had to include your program in my plan. The problem was that it seemed that to get real success I would have to be able to purchase some other tools that you were offering. However, the costs were prohibitive on my $1000 a month Social Security income. I needed to make more money, and internet marketing would get me there. Then I could afford some of these tools and buy a car, which I consider totally necessary for real estate success. I had actually decided to put your proram on the back burner and concentrate on the internet marketing. Basically that is exactly where I was until this "set for life" thing came along, and of course I got totally sucked into it. And why not? It's perfect! I would give my left arm to get it. Now that won't happen, and I don't have the cash yet. However, Dean, what you said is completely true: that even without that system we should have the tools to succeed anyway, especially with the TotalView website available. It's just that the "Set For Life System" would make it so much easier.
All of that being said, Dean, I have two questions for you. Is there any way that you could hold the price at it's current level for those of us that cannot afford the package at this particular time, even after the launch next week? Even if you put a deadline on it, at least we would have a shot at raising the money. The second question is this. Is there any way that a person could get just the Smart Automation section in the meantime? If the upfront setup costs were waived I'd be willing to pay $47 a month or even $97 if it was made available right away, and not have the 6 month trial. Please reply to these questions for me. Thanks for everything. You are a total inspiration.

Hi everybody! I don't know who and where to ask. I would appreciate if somebody could answer my question. Last December I signed up to a Success Academy but due to family obstacles I did not do anything yet. We're still paying monthly for the Academy. Of course I LOVE the Set For Life and would like to get it. But if I can't make it (money), will the Academy give me less chances than Set For Life?... Or... Is it much easier to do it with the Set For Life? I've been living in this country for only 5 1/2 years, English is not my native Language. But I love Real Estate, and actually was a Real Estate agent in my country. But now I don't have enough self confedence to start. Thank you.

A bird dog gave me a lead on a bankrupt property in Dover, De. The house needs some repairs, There are tenants in place that are willing to do the repair and to do a lease purchase with whomever purchases the house. I would like to get this under contract and wholesale it. My question is should I let the agent submit my offer to the court, or should fill out the form and submit it. Would the court accept an assignment clause? Would I need to submit a down payment? I have a small buyers list to market the property too. Should I contact the seller myself and make a deal with them and cut out the middle person? I'm not sure as how to handle this situation. Any suggestions would be greatly appreciated.

Two years ago, I purchased two real estate programs at about the same time. The other arrived days before the one I ordered from Dean, so I started using it first (sorry Dean!). I also was at that moment given no choice but to finish school or be dropped from the graduate program, so even though I went through a training program with the first program (presumably something like Dean's Academy), I told myself I had no time to work on it and thus never used it. Thankfully, I did graduate, though. YaHOO!!
This time, I'm all in BABY! I purchased the Set For Life System; I have little money in the bank, fair to good (but maxed-out) credit, swelling confidence just going through this website and listening to much of what Dean brings to the table, and a sincere desire to work hard for a better life!
Here's my question: I have not read Dean's books (yet...it's on the to-do list!) and I have no prior experience. Even with all the marvelous tools that will be at my fingertips in mere hours from now, will my ability to effectively use the Set For Life System be slowed because I know little about Real Estate Investing (the terminology, the kinds of sales/purchases that can be done, etc.)? I do remember there is a handy glossary with the system, customer support, the DG fam here on the site and Dean's own words during the Teleconference call this Tuesday saying that with no experience, I can still do this; but how much will inexperience interfere? Is there a chance that my inexperience can lead to any serious missteps (small ones, okay, no one is perfect. Big ones -- I shudder)?

Hello fellow investors... I am a day trader and due to the recent unpredictable stock market, i have decided to get into real estate. I have read Dean's books and am interested in doing what he does...buying houses cash, refinancing them (to pull out the equity) and renting them out. It seems easy enough but being that i do not have a concrete income (but plenty of money), how can i get financed over and over? I know about the term HELOC but have heard that this will not allow me to pull 100% of the FMV/Equity out. This is the only obstacle holding me back so please if you have any advice i would deeply appreciate it. Thanks and have a great day!

I'm brand new, and I'd like to ask Dean to explain the difference between the Total view real estate program/website, and the new Set For Life system?

I watched the videos prior to the Big conf. call on Tuesday, and submitted 3 emails so I would qualify for the Total view for life promo. I'm really short on money at this time as my job as a Contract Postal Truck driver was just cut from 34 to 28 hrs per week. I'm trying to decide if I can spend 299.00 for the payment option, or get started with the Total View program and reinvest later on the Set For Life System? I know it will be more expensive, after this weekend,but I have to keep above water. I'm a believer in "DG" and want to follow in his path all the way! in a transactional funding (flip or double close) you must have a end buyer under contract in order to be funded, yet you do not owne the property nore are you under contract. how can you get the end buyer into a contract of a property that is not yours

Your have to put the house under contract with the seller first.find a buyer for the property and use a assignment of contract with the buyer and then set up your transactional funding.
