I have a friend that makes profits from finding money from these sales that the that is owed don't know about and can't find if they did so my question is how do we find these county lists of unclaimed funds and what's the process of getting the money to it's rightful owners for a fee of course of up to 40 to 50 percent of what u find for them which yields huge profits only knowing what was owed and what it sold for to legally claim the excess proceeds.

This would be a FHa insured loan so a small down payment and monthly payment for around 650.00 plus 234.00 monthly hoa fees. These homes rent for 1000.00 monthly. I believe the area is a great location and they are building many parks and libraries. Is this a good buy? I would appreciate any help. I just dont have the proof on my tax returns to show income bc I work for myself. Any ideas?

1. What is the difference in the Offer to Purchase and the Agreement to Purchase? And which one stands as the Contract?
2. If I get my offer accepted using the Offer to Purchase then do I re-write the same stuff that was agreed upon in the Offer to Purchase. Do I re-write it onto the Agreement to Purchase then I sign it and then have the seller sign it as well? Why not just have one form? which does what? and please 4give my ignorance here but after the seller and I have come to an agreement or the seller accepts my offer, then what? I know I market it and all that but what do I do with the paperwork? Do I have to then pay an attorney or a title company? or exactly what do I do with an accepted offer?

I purchased the program back in April 2010 and I tried to pick up a cheap property from the MLS. I called the agent and told him that I intended to put this property under contract to resell it using an assignment of contract. He told me that this was not possible because of a 90 day holding of any property. I want to know if this is true given the fact that with PMI you concentrate putting properties under contract with the assignments. The agent also said that I could buy the property first then flip it for a profit. I live in East Hartford CT and I need a quick answer please. Thanks.
I want to agree wholeheartedly with Rina. I am a local Realtor and watch banks wheel and deal with their REO's everyday. Trust me, think of what you want to offer, take 10% off, then make the offer. You have nothing to lose.
Even though those numbers look really good, offer much lower. Seriously I would offer 65% of asking, and see what they say. I know of a home here that is an REO, and it is listed for $124,000, and the guy buying it paid $85,000. It closes in 2 weeks. You can never go down on your offer, but make this deal as sweet as possible and then maybe you can just assign it?

Hello all! I'm asking the D.G. family for some advice. OK alittle encouragement. I lost my job last month, got the S.F.L. system but had to return it cause we (my wife and I) have no money in the bank and alot of bills. At first my wife was for it and now not so much.She tells me I'm chasing dreams and real estate dont work. My brother has money and I asked him to be a "partner" and he told me I was stupid and never ask him for money again. My hard money lender told me they are tied up till oct. I talked to my doctor about becoming a "partner" and well, I'm looking for a new doctor..In the back of my mind real estate is the right thing to do,and I refuse to give up but every one seems to be aganst me.I listen to Dean's blogs and it gives me hope so Dean if your reading this thank you so much for everything you do. I have to sneak around behind my wife to even get on this website.All I want to do is do a deal and tell everyone that told me no look at me now.But its alittle hard right now. I would like to concentrate in the area of doing assignment deals on the F,S,B,O homes.
But Bank owned properties play by a different set of rules and frown down upon those type of a deals. I think they would rather approve or have somebody they can qualify for a mortgage and lock into a long term deal rather than deal with someone who wants to do a quick flip.
In other words, the Bank would much rather deal with someone they can really sink their teeth into.
But if I were involved in a bank owned forclosure that I wanted to assign to another investor, would I have to structure a double closing deal in order to gain access to that property from the bank before re-assigning it to somebody else ?
I been trying to get help for two years. Rina has talked with me Thank her for that call.So there will be nomore post from me gress i,m going to just figure it out some where along the way.I know if i had alot of money it would be easy to do my first deal.All i can do is keep trying,I go to the auctions Twice aweek trying to learn by watching what they say and do.I,ll get one someday .Best of luck to in guys that have the some Problem...Don't give up...Sometime you just have to do it alone...

I've got 'verbal commitment' on a contract. I'll get the signed version on Friday October 1st. Two story building. MV=500,000 SP=170,000 DP=30,000 and the owner will hold a note for 140,000. I'm willing to pay 50% interest to the person that invest's the 30,000. I'll give more info if you PM me. Can someone help me. I've done my homework. I don't want this one to get away. The owner is a 77 year old Veteran willing to sell to a 58 year old Veteran.
Can you ask the owner if you can finance the Down payment. or try to reduce the downpayment. It never hurts to ask

Is there a place in the SFL system to analyze deals and "run the numbers" to see at what price properties will cash flow? If not, can anyone recommend a program they like that does this?

Hi Anita how are you doing? I have some questions to ask of you! I founded 3 separate single family houses in which two are vacant/empty and they are sitting next to each other side by side. I was told by neighbors that they believe the houses going through foreclosurs. I search Dean's Total View, Zillow, Propertyshark.com Whitepage.com, and other search web sits. I could not find if the houses was under foreclosure. I tried to find the homeowners or the realtors but to no avil. I like to do whole assignments or maybe bird-dog. I do have information about thise properties in order to pass on to a cash buyer. Question? could I still do a bird -dog? could I pass this information to a buyer. The areas these properties are located are modrated low income areas mostly working class not a war zone. and how do find the bank, realtor, or the homeowners?
