Need Help

I have located a property worth 178k the seller had it as a investment(rental) and now wants out. He has a balance of 155k and just wants out. I am meeting him today at the home at 3pm cst. Should i take the iee contract and the lease option? and if I take the lease option as well do i have him sign both. Please help. he is motivated and just wants the debt off his plate.

Real estate attorney in Maryland

Dear All,

First, I apologize if my subject/ topic has been discussed before in this forum, cause I tried to search one but cant find any.

I am new to DG program, bought the book a month ago. Now I am working on an assignment and LOB as my focus in REI. My problem is I have been talking to 3 RE attorney in my state (maryland), and all of them said that Assignment and LOB are restricted in MD. The reason is the predatory activities in foreclosure and licensing of state law that regulate this activities., So none of them want to help me out in the deal. The last attorney even email me the copy of foreclosing law that were recently signed to proof his point.(I can share it to those who want to see it)

I know that I would never give up, but I just wonder if anyone knows and can give me recommendation to an attorney in Md who has experienced in this field, has been working with investor like us, and can help me out in this situation.

I appreciate any infos , and I would also like to work with any investors in Maryland area in investment opportunities. Just PM me. thanks.

Help!!

Hi, I am a mother of 2 kids and a 3rd on the way. I have read book after book and have wanted to do real estate since I was a kid. I have terrible credit 524 to be exact and absolutely no money due to the fact Im not working. I am interested in to the "assignments" to start off with because I think it will be a great way to get my feet wet. I am having a hard time understanding exactly how to do this. I need a push start and an idea of where to begin!! Someone PLEASE Help Im starting to feel like giving up!

Please I need help. I talked with someone and they told me to go to the form reassigning contracts. Now I can't get a hold of them to tell me were to find the contract on the website. Can someone help me and tell me where to go. I am new at this and just starting in this business. Thanks


Buyers List

I am starting a buyers list and posted an ad on CL, I had four responces immediately. The problem is, I don't have any props yet. What do I tell them when they are asking what I have.
I saw a post about this exact situation the other day on here but am not able to find it anywhere. Any help on this situation is greatly appreciated.

Tax Lien certificate How do I help someone fallen hard times

I was speaking with someone the other day. He explained he owed the township $12k in taxes per a lawyer that wrote a letter threatening foreclosure if he did not pay. he called the tax assesor office and they said they would have to call a third entity(some LLC??) to determine the true value that was "acceptable to be paid". Seems this third entity has bought the tax lien,right? But the part that is not clear is why on this company's website the tax lien that is for sale on this co's website with my friends name and address attached as owner is only a fraction?And why the municipality is saying they have to check with this third party if the tax is truly owed to the municipality??? And how can this LLC list my friend as the owner. And list the amount owed as a fraction while having a lawyer write a letter to my friend saying he owes alot more $12k. I want to call this third party that the municipality said would determine the amount that was due? Even though the lawyer letter said $12k. But dont even know where to begin with my questions? any ideas?

newbie!!

hi everyone! well im new to this so please bare with me. im 28 and a single father. i was laid off in march and have been livin off unemployment. im tired of havin no credit and no money. my son deserves so much more, so i have oredered deans book in the hopes that this is a much needed answer to my prayer. how do you all suggest, or rather what advice can u offer a new person to this with no money and no credit? there is that fear factor that it may be a scam, but after all the reaserch i have done on all the other real estate guys out there, Dean seems to be 100% legit.

How do I develop my Lists?

I am trying to build both a buyers list and a list of investors that I can call upon to help finance deals when I get them. I posted an add on Craig's List but only got 2 response so far. I haven't put my telephone number on the ad, as I don't have a separate line yet. The replies that I received came to me via email. I will be attending REI meetings in the area to look for investors/financers.

RE: Finders Fee

I heard that working for a finder's fee in Connecticut is illegal. Does anyone know if this is true? I am anxious to get started but hearing this got me a little discouraged since I have no money to put down and have poor credit. Any input would be appreciated.

REO, not "on the market" yet

Any suggestions on how to approach an REO that is not officially on the market yet? This means the house is vacant, grass is growing through the driveway, a couple upper windows are broken, someone cut the grass, there is a lockbox on the house but no sign. Researched it and found it was bought back by lender last month for $75k with a market value of approx $135k. I would also need to do it without any of my own money. Suggestions anyone? I am a newbie REI wanna be and this would be my 1st attempt at this. Thanks in advance DG'ers. Ken

I have read some of Dean's book and so far I have not read anything about

needing one for finding a buyer and seller and making a profit off of it.

Also what kind of a business license do I need for tax purposes?

This also is not talked about in his book so far.

I live in coleman tx.about 50 miles south of abilene tx.I have always wanted to do this since i was 18.I have tried everything from carleton sheets back in the day to you name it.Anyway im 36 now and more motivated to have a better life than ever.After reading deans books which is the best thing i have ever read im more pumped than ever.Its in my blood to do this,I cant sleep at night.
To make a long story short i came across a deal from a family member.Its a 3 br 2 bath,very nice house in one of the best neighborhoods in town.well it could be a 4 br since they added on or game room,etc.Anyway they said i could buy it for what they owe.Because they moved to a house in country cause they wanted land.They are giving me first chance before they put it on market.It just needs touch up paint,hardly nothing.very nice home.The deal is im just trying to start out and have no money right now.I need a partner or maybe i could assign it to someone.Whoever i could partner with we would take my area by storm.I am a very responsible,dedicated,and driven person.The best part is i have and only have been doing costruction{remodeling}for 18 years.I would do anything to have a partner,or bird dog right now just to get started,but would love to have a long term partner.I could even fix up homes with my partners money for 50/50 or whatever.Right now though i have an awesome deal on this house that i need someone to go in with or assign to.Whoever hooks up with me would be making a great decision i give you my deepest promise.GOD BLESS!


MICHIGAN tax deed sales tax lien sales

i have a list of properties that were up for bid in SAGINAW COUNTY, MICHIGAN the list stated the dates for the auction and also said or until sold; is there a web site where i can purchase the ones that were not sold at the auction over the counter (i'm located in NY). I looked at the county website already but could not find any info on how to puchase.

Profit in Your Town, Right Now!

Has anyone read Dean's latest book yet and does it REALLY show you how to match the buyers and sellers online to make a profit without ever leaving ur computer room.

I am thinking of buying it but am a bit skeptical since I have not seen anybody raving about it all or making posts about any deals done utilizing the info. from the book itself. I have invested all my time and money into my social networking business and I am flat broke and my credit is non-existant with no trade lines whatsoever.

I am rock-bottom and ready to throw in the towel to my online business and give real estate my full time due diligence it deserves. I have made 15k before on a RE deal back in 2006 before the Banking collapse and I know I can do this if the info is truly there. I just want to make sure I'm not buying something that I get all excited about only to find out that I am simply being set-up for an upsale to the real estate academy.

I plan on buying into his academy with my first deal but with no $ or credit right now, the only way to do it would be by buying his new book first. I have found crazy deals in Fl. with properties going for well over 50% below fmv and I want to assign them to Tx. buyers. I want to make sure it has all the goods he says it does to make it happen because believe it or not, I would have to borrow the $34.84 to get his new book! Quite humbling to say the least....

Any insight would truly be apppreciated!

I have a question that im have a hard time breaking.Does anyone know how or if its possible to find a home through a realtor and not have to sign there offer to purchase contract and get locked up if you dont find a buyer or has and is it possible to just have them sign our offer to purchase contract only and how is this explained to the realtor?.And which one states we have 14-30 days to find a buyer?Thank You,

I just notice that there are sooo many questions asked and so few answered in this forum anyway.
