I hope this goes under the right comment I am trying to respond to. Maybe I am doing something wrong but I can't seem to respond to anyones comment, and it not post directly under it. Anyways, for that FSBO, stop by and talk to them or call the number on the sign if there is one. Ask what he owes and why he is selling it. Do an inspection of what you can while you are there and ask him if you may look around inside. Depending on what he wants and what its worth, this will tell you if you have something there. And make him an offer anyway . . . verbally and pay attention to his reaction.

Have a deal in the works, looking for advice, from experienced

I have a deal in the works, a duplex that the owner (my father) will carry the note @ aprox 3% (he owns free & clear).
I live in one side @ present and pay him rent directly.
Both sides need to be updated (fence, tile, carpet, possible new heating/AC (although both work fine right now) new screen doors etc...
There is a property mgt. company in place right now that he uses (I think aprox 10-15% of rental), yet they do not update torn screen doors, clean carpets, tile, etc...
I work at a bank at present and am paying off a c-card aggressively, and budget is tight @ times.
Tax apprasal value is $84,000 and the DG site gave me an estimate of $175,000 (but there have been no updates and work needs to be done).
I want to get into it, the #s via the owefi @ median level are $739.07 mthly and @ $84,000.00 $354 mthly
Rents Aprox. $700-800 on the empty side (as of right now) and I am on the otherside right now. (DG system says for the 3-2 side $895 and mine @ $650; but again i am in one side now, and the place needs rehab work).
I make aprox $1,600 per mth via job

I need to do something to make a name for myself (i am 30 something) college grad, that needs to make some major results.

Hello. I'm brand new to the site and really to the real estate world as a whole. I am currently looking at a house that I'd really like to buy. It is in the process of being foreclosed on, but it has not hit the court house steps for the sherriff's sale just yet. The house is beautiful and would be worth a great deal... after a great deal of work. As I said, I really want the house, but I don't have the budget to pay much for it. I'd like to try to grab it before it goes to the sale, but I'm not having much luck getting through to anyone at the bank. Does anyone have any tips for me?


Can Bank Owned Properties Be Locked Up???

Can bank owned properties be "locked up" under contract and then later reassigned to a cash buyer? Or is the only way to purchase these by being the end buyer? I'm finding that in my area a lot of the houses with the overgrown weeds are bank owned even though often times the windows aren't boarded up.

I want to buy an stabilized apartment complex that will work to pay off the loan. I have looked into conduit loans with 80-90% LTV. I am new to investing and although i have a real estate coach, no one seems to have much knowledge on how I would begin to invest in apartments with little to no money. Need Some Help Making an Offer

Hi All,

I am very new to this. I brought Dean's book, and I am very excited to get started. I have selected an agent and I'm now attempting to make an offer on a property I located. I contacted the agent to make this offer, and the agent stated that I will need to provide my bank account information when making this offer. I am atempting to make this deal happen using Dean's "No Money Down" strategy by assigning the property to another investor. I have bad credit and no money, but I really want to make this deal happen. Please help me work around providing bank information.

How/Where can I get funds to buy a foreclosure with no $$ down?

I'm a recent college graduate and a father also. I have been poking aroung in attempt to further educate myself and take advantage of the critical economic times.

I need to know if I am in right direction. I am in the preliminary phases of getting into the Foreclosure/Short Sale real estate aspect of the business. what are the best options for buying a property for resale? Im in need of some creative financing legitimate ideas. (1) I could get funds from private lenders/investors, (2) Use hard Money lenders (3)Financial Institutions, banks, etc. What other options are available? and should I be the one actually calling around to get the funding or are there professionals out there that specialize in getting investor funds? If so, where could I find them?

Need some reassurance

Hello-
I just received my first two books in the mail and have already read more than half of the first book. I'm a single mother of two children and feel absolutely terrified to consider taking such huge risk in my life. Like many others, I don't have any room to fail. I lost my job over a year ago and I have been working small side jobs to make ends meet. A few weeks ago, I woke up from a dead sleep to find myself in a full blown panick attack. My worries are so great that my mind is now interrupting me when I sleep. I turned the TV on to try and calm myself down when I came across Dean's Infomertial. I listened and watched the entire video. Instantly, I felt excited and thought to myself, 'I can do this'! I ordered the books, I'm watching and reading the recent emails, but I still find myself feeling skeptical. Is this the right move for me? Can I do this? Can I really support my children financially? Am I lacking self confidence, or am I just afraid to make the wrong move? I'm not writing this for someone to read and answer all of my questions for me, I'm looking for reasurrance. Having no extra money upfront and probably not being able to afford the Success Academy, can I really do this on my own?

Raising capital to purchase additional properties

Dean,

I have been buying foreclosures since 2001. I am also a real estate broker in Alabama. I currently own seven properties that generate a decent cash flow, but having problems attaining capital to purchase additional properties. The banks are very difficult to deal with since the credit crisis. I have about $250,000 in equity in my properties that I can't touch because of the changes to FannieMae and FreddieMac rules. There are some great deals in this area that I would love to take advantage of. Any ideas?

Hit a Brick Wall

I have been interested in the real estate buisness for many years now. But I have never been able to find the right guru/master/mentor to help me get started. I had lost hope when nothing was working. I was thinking maybe nothing was going to work out, that it was impossible for me until I saw Dean Graziosi on TV one morning 5 years ago and said, "Thats the guy who will teach me to become a 'Real Estate Millioniare'. I'm confident that he will help me get out of this mess im in!"

So each year, I would say to my daughter, "If I see him next year, I'll purchase his book(s)!" Of course, this went on for about 5 years until I finally summed up the money (and courage) to buy the books. After buying and reading D.G first book "Profits from real estate right now" and skimming through "Be a Real Estate Millioniare" I finally purchased "Your Town" and it gave me the confidence to finally start my dream career. I found a house recently that was foreclosed on, and today after a talk with a Real Estate agent, he told me that houses in Florida that have been foreclosed on, that buyers, need to be pre-qualified, in order to place a bid.

I am losing my confidence once again and I need a partner/mentor in the florida area that would like to work with me, so I would like to use these stradegies/ get back on my feet. It would be much appreciated.

Ok,just received my books and have already started to read them. Where to begin....

Like so many people I have read about on this site, I have no money to work with, my credit doesn't exist and my credit score resides somewhere near the bottom of the toilet. I appreciate the fact that I am not alone. I have read Dean's BARM a couple times already and plan to order Your Town YREP and Profit FRERN as soon as I can safely skim off the funds to do so. My wife believes that everything on the WWW is a scam and is not very supportive of buying property with no money down.
I am a licensed electrician by trade and have also gone to school and have experience in building construction. I can frame walls, wire them, sheetrock, tape and paint them. I just have no way of affording it. Worse yet, when I do get back to work in 2 weeks I hope, my work site is 1-1/2 hours away a 10 hour work day and 1-1/2 hours home so the body will be shot by the end of the day and probably totlalled by the time the week end arrives. I carry the health benefits so I do have to work although I have been out for the last 6 months. Portland Maine is not overrun with job opportunities at the moment. Are there any DGers in this area? I would like to here from you if there is.
I guess what I am looking for is some ideas on how to crack this nut. I have the physical talents to apply and am willing to do so, but need some inspiration on who and how to go about it.

Question re valuation of a property

I am looking over properties at the TotalView Site and I see a composite value or estimate which appears to take the means or averages of the Zillow, Cyberhomes and Appraisal.com. In analyzing the property, do I go by the lowend estimate or rely on the TotalView Estimate?
