I am new to Dean program, and I have signed up for the three day classes in my City, looking forward to it; I started reading the material I receive at the workshop and so amazing; my husband and I have a few properties with no mortgage, but because of in experience we have them with tenants but not making the money we should;we are also low on cash; since I went to the workshop and start following some of the steps, we have found mad deals in our area, but guess what? we do not know how to make the deals; so if anyone can help us. Example a we found a REO property banking asking for $16,000, a tenant is still there but will be evicted, we were not able to see inside for this reason, but the outside looks great; how can we make an offer of no money down to the bank? another foreclosure we looked at, a few fixing is needed asking price $70,000 and there are a lot more deal; in one day I found like six houses, this morning we went to each one with a real estate agent I found. Help!! we need money, we have bills and we need these deals like now, but we are new to Dean's system and very worried that we will make the wrong move and mess up. Thanks

How can one find out if the finders fee in their state is legal?
Its good to get business credit if you need it. yes your business credit is separate from your personal credit. once you registor your business as a LLC or Corp you well need to get a tax ID#. Then when you do fill out a form to get credit for your business , just use your business name and don't forget to but LLC or Corp, also there should be a place on the form you can put your tax ID#. Now as far as state fees, it can very from state to state, I know the frist time I registored here in colorado for one of my businesses it cost me around $50.00 and every year after that it was around $10.00. Hi Dg family,
I just bought a property with cash about two months ago. The property is now rented for $1200.00. I wanted to buy another house next to my house but i run out of money. Should i refinance my new house and buy the next one? That is the best way to go since the owner is asking for cash buyer however; i just don't know any bank who would refinance a property that was just bought 2 months ago. Any idea?

Hi Vikram...
The laws are different from state to state...The owner could have anywhere from 2 weeks to over a year to get current with their payments...I think it is typically 60 days from the time of their notice...You need to find out what the time frame is for that specific state...
I think that many of the owners in this situation do try to sell...But because they don't have the marketing knowledge and the resources to find a buyer many of them loose their homes...

I would like to see some of the video that accompanies the text but everyone I have tried comes back with server not found. I can watch you tube and other movie and videos no problem.

My name is Michele. My husband with my support bought this program from Dean just over a year ago. He never did anything with it. The business that is set up is all in my name but I have no idea what to do. Now my husband has left our marriage, responsibitites, etc. I am left holding the bag on a mortgage I do not make enough money to pay for and a job that I just lost several thousands in pay. My house is 3 months behind and my daughter and I have no where to go. I am desparate for an income that we can survive on. I know nothing of real Estate Investing. I don't even know if there is any help for me to ask for. I set everything up online as he did not know computers and I knew a little bit. I'm not even sure what it takes to do this Investing. With my job I work 12 to 16 hr days and I am only gauranteed 6 hrs of pay. I might get 3 hrs of sleep. When looking for sellers do we need to find properties that have equity? It is my understanding that if we want to help people who are under water it will take lender approval and months of paperwork and waiting for the lenders answers- a short sale.

I would like to get some feed back on an idea I have for investing.
I have located some investors that are interested in purchasing promissory notes secured by Real Estate. They will even help to facilitate a deal by creating a note for the closing.
What I would like to do is:
Locate seller and get property under contract.
Locate buyer and get them to agree on the terms of the terms of the sale( purchase amoumt, interest rate, monthly payment amount and number of payments).
Create a note based on those terms and get a note investor to agree to purchase the note I created with buyer.
Go back to original seller and cancel my contract with him and allow him to close on the deal with my buyer and the funds obtained from the note investors.
Of course securing my profit from the deal.
I would like to know if this is possible or even legal. Any feedback you can give me would be greatly appreciated.

I gave you my name and email address at the end of the EDGE 2010 event, requesting that I be sent information about the Tax Lien and REO Rehab Grant information that those of us who attended the free seminar a week prior to the EDGE 2010 event were told would be included in the EDGE presentation. My partner has left at least one message with someone on the "support" phone line, and spoke to one person who was "unable to locate that information", during their last contact.
I don't mean to sound TOO pushy, but the info on these two things were part of the reason we put out the cash to attend the EDGE event. Don't get me wrong, the event was pretty spectacular, but it has been over two weeks since my partner and I attended the EDGE 2010 event and you took my contact information, promising to get that right out to me. So if someone could please take ownership of this request and make good on the promise of getting that info to me, I'd appreciate it.

I met a cash buyer the other day that said that he will buy at 60-65% of ARV(after repair value);as an example, is he saying that using $100k fmv if I locked it at $60k ARV leaving 40% equity that he will buy it or he's looking for 60-65% equity built in ARV?
