Hello,
I do have a question, we have a rental home but I would like to renovate the current home that we have. The renters that we currently have were on Section 8 and now the wife has graduated and is working the husband is on dissabililty, MY husband keeps telling me that with the MARKET we can not sell our home for 100,000.00 in which he verbaly agreed with the current renter. I would love to sell this home for that price so I can start saving to do the addition to the current home I live in . What do you reccommend? Oh and get this currently they are not even paying the mortage monthly payment so we are having to come up with 100.00 out of pocket to make the note. uuuggggg!!!

I have 3 properties that I are FSBO how should I approach this?
I would also like to get information on a home that looks like it went back to the bank? all I can see is posting of the local codes that have told the current home owner that the property needs maintence. I would love to purchace this property for rental income. Some advice please?

Selling My Home Need Help

I put my home on the market in February for 165,000, it is now in escrow, the buyers want me to pay 4% closing cost and any prepaids, when I ask my realtor what are the prepaids? she did not give me and exact answer on this questions, so can anyone tell me what prepaids consist of? also one of the persons that is on the deed past away last night, will this cause a problem now that the house is in escrow. Please help!!! I feel my realtor should be working for me she seem to just want to get her commission not giving me clear answers.

We have been trying to find a list of tax sales properties in our area on the internet but are having no luck. Does anyone know where we can find a list?

most of this is on your local county deeds/ real estate sales tax you can look under there and see if you find something. now for sales some only hold them once a month or quarterly just depends in the county.

Hi all,

I've scanned through some of these blogs and was wondering if anyone has attempted to use their AFF system in Hawaii? If so, please give feedback on how it worked for you.

I'm waiting on my "Your Town..." book(s) to come and I'm looking at the other products offered on this site, so I was very curious about the AFF system. I'm especially curious to know how any investor(s) might be faring in Hawaii. I think "Your Town..." is the perfect book for me and my husband, because we are quite concerned that with the real estate laws/market here, we might be in a more challenging situation to try to do investing. I'm a teacher and he's a laborer, so neither of us has any real estate experience. However, I am extremely driven and I am determined to put my research and tech skills to full use and see how I can get our business going. So if anyone can share their experiences/insights/advice with investing specifically in Hawaii, we would be thrilled to hear from you.

Need help

Hello Anita.
I am still unable to get going.
I have read the books and still have a hard start
At this time I am unable to join the Academy
I am paying monthly for the website on foreclosures.
Am I still entitle for help.Or do I have to be in the
Academy to get help.What I would like to do is find
houses and turn them over to investors for a fee.
After doing that for a while then I can be on my own.
I would like to know how to do the comps and present a package
to the investors .

I am trying to learn the business but I need help I have no experience what do I say to the real estate agent?,I am unable to locate the buyers list and should I do that first or talk to the real estate agent first? And lastly how do I introduce myself to everyone I talk to? Am I suppose to introduce myself as a Real Esate Investor or how am I suppose to do this please help?

Lease with option to buy

The question I have is if someone only has $3,000 to put down to enter a lease with the option to buy how are they ever going to buy the house If they cant come up with 20% down which is required by most lenders to begin with? If they are paying for a mortgage and all of the other bills they wont be able to save that much money and it could take quite some time for them to get the down payment for the loan.

No money down, Really?

I went to Deans seminar hoping to actually hear some good info. We left early because the speaker was making remarks about the Academy and if we said we don't have money he didn't want to hear that. I really don't have any money. My credit is so shot it will take years to fix while working a regular job. I certainly don't have $3000 - $6000 for this Academy. Dean said one of his students didn't have any money but yet he went to the Academy. I want to get his book, but if the book doesn't give enough info to get started, and you have to attend the Academy then I can't do it. I really want to do this, my husband and I have been talking about doing this for a few years now but no one will give any info for free or even help you. I was really dissapointed with the seminar like I said before. So my question is does the book have enough info in it to in reality get started. I live with my mother in law in a little tiny room, I drive a beater, and really have no money. Any money coming in right now goes right back out to a ton of bills we owe every month. Thanks to anyone who can help me or give me an answer.

I've read two of Dean's books (Profit From Real Estate Right Now! and "Your Town Your Real Estate Profits!) and in my opinion they are excellent! I've also purchased his Be A Real Estate Millionaire, but haven't had a chance to read it all.

The books along with the DG Family on this Forum will provide all of the information you will need to successfully complete your deals. From reading other posts on the forum, I've learned that some students swear by the Academy, while others not so much.

I'm not totally new to REI, but I have a renewed level of confidence after reading Dean's books and learning how I can be successful in THIS market. I'm back and I'm ALL IN with the DG Family!

I will PM you with an idea I think can help.

First thing I would do with

First thing I would do with those FSBO's is look up the Fair Market Value (FMV) and try to accomplish an inspection to the best of your ability. Also contact the owners and asked about the property and get into a conversation with them. Find out their motivaion for selling and how much they are asking.

Dean's Book

I can honestly say that Deans book "Profit From Real Estate Right Now" was the best $20 I EVER spent. 90% of what I know I learned from Deans book. . .just that one book. That book is well worth ten times the amount I spent on it. You must get that book and stay active on this site. I really just started on this site a few days ago but I can see the potential of possibly learning on here too. I constantly watch Dean's videos and read his emails. THE ONLY THING MISSING SO FAR FROM THIS WHOLE EXPERIENCE IS THAT I CANNOT SEEM TO UNDERSTAND THESE FORMS FOR DOING DEALS. I THINK I WILL START POSTING THIS QUITE OFTEN TO PUT A BUG IN DEAN'S EAR SO MAYBE HE WILL SHOW US SOME OF THESE THINGS ON THESE FORMS. . . an actual scenario would be awesome. I am to the point where i understand most of this as I am constantly looking for deals and networking, but when I do find one I do not think I will be able to because of lack of knowledge on these forms. I keep reading them hoping to get familiar with them but they are frustrating. Also join an Investors club. I am involved in two of them and I just attended one of Deans seminars here in AZ. I live in Scottsdale, AZ right here with "THE MAN". I go to one of them as a guest and the other one I pay $20 when I attend. You will meet A LOT of people this way.

What form do we use for this?

We are looking into helping stop a foreclosure on and need advice on which document to use when seeking to talk to a Bank on behalf of the property owner? I know this all sound elementary, but we are elementary in our stages!

Your thoughts please

We were contacted today by a property owner who is in the foreclosure process. He wants an investor to play bank, but that is not going to happen in this property I'm almost certain. He's already defaulted once, why would I let him stay in it if I take it over? He owes 1.5 Million and "has it on a good source" that the "bank will take $800,000. He is seeking someone to take over the loan and let him stay in it. I think its way to high risk for an extended time (3-5yrs)to realize appreciation. I told him that it is most important to stop the Foreclosure and that may require him to "Sell" at some point quickly. He has agreed to let me talk to his lender on his behalf to find out exactly where they stand.

I was very clear and pointed in telling him we are Investors and will make a profit if we close a deal. That we specialize in helping people stopping foreclosure and it does sometime require selling the property, more often than not.

Here's a basic question, what form do I have him sign authorizing me to talk to his lender on his behalf?

Once I get there I'll know a whole bunch more, I'm betting this is a Short Sale of epic proportions in a great community of horse ranches!

Comps show the property at $1.2-$1.4 Million, and this place had 7 bed and 7 bath too boot

Hello I have read two of Dean's books, Profit From Real Estate Right Know, Be a Real Estate Millionaire. I found myself wanting to know more about real estate when I first decided to go back to college I so wanted to get involved with real estate but I went for business I think my whole life I have wanted to be involved with real estate. Ever since I started reading Dean's books I have been inspired. So I started to pay attention to the For Sale signs and the realtor signs in my neighborhood and noticed one right by my house a For Sale by Owner. But I still feel that I lack some other knowledge I want to put in a offer but want to make sure that I have all my eggs in a basket. I do know that I can do this I am a go getter or that is what most of my friends say. If any one has any suggestions please reply.

You are correct about him defaulting once, why should you let him stay? You shouldn't. He is looking for a way out and have his cake and eat it too. Get him to sign a contract of sale, he is going to lose it anyway, explain that to him. You are there to help. Find out what his monthly payment is and how far he is behind. If he wants to walk away, you can catch up the payments for him and try to resale to rent out. That kind of money is nothing to play with. On your contract put and or assigns on it. or, contingent upon partners approval, that is you escape clause if you will.
