I have a property in San Antonio TX that I will soon put under contract. But I have not found any interested buyers from the area that are interested. I am placing advertisements in Craigslist and Postlets. I know there is no giving up. I will have a buyer by next week. I have to!

We hopped in the car yesterday armed with a camera, a notebook, a gps and went looking for the deals. Found a couple of properties that are vacant, and one open house. Met an agent we didn't know and have some things to research this week! Hopefully, those few hours will get us the biggest pay checks we've ever earned. In the meantime, back to getting the data ready for our next direct mailing.

I have a sandwich lease option set up. I'm up $2800 so far and haven't really done much. The tenant is talking about exercising his option to purchase. The problem I've been running into is I can't find a mortgage company/lender to lend him the money because they say I don't own the place and refuse to loan him the money. Does anyone out there use a certain bank for sandwich lease options?

I am at the buying summit in VEGAS: DEAN asked me to post this question , is there anyone in Texas doing Sandwich Leases and Assignment Contract terms deals? I would like their contact info.

OK, I am a licensed Real Estate Agent. We are doing Assignment of Contract and Direct Investor Deals Daily. Within the CA Bay Area, if you are told you can not do Dean's strategy in CA. You are simply being told incorrect information. Once you find your professional team that is on board i.e. Real Estate Agent/Attorney, Funding Source, Buyers, Sellers, Title Officer..You are good to go. In today's Market professionals refer each other and can help you. In fact, many Agents could benefit from learning Dean's methods if they don't already know. Markets are ever-changing so stay updated..

I just had a "have to tell someone kind of morning"! Since Dean's 30 Days book says post daily, the DG family seemed like the right people to tell. I've been putting up CL ads for weeks with little to no response. Last night I posted some new ones, and guess what? I had responses on ALL of them this morning! Got to go find more deals!
