Today is the first day registered- It sure has been awesome to be on this site. First, because its "everthing real estate". Secondly, because I watched a video of Dean Grazios and Matt Larson that was dated Feb. 4, 2013 but I just saw it today Father's Day, June 16. Matt spoke of the 25:1 rule which I was just hearing for the first time. This is something I'm going to do right away. Researching this info. Also keeps me abreast whats going on in the market especially in my area. As Matt said all this information can be gathered without leaving your home/office. I like getting up at 6:00am and getting to the office early so I can do my searches and anaylizing early.

I have a property I'm looking at to flip. There are no comps. Even the listing agent can't come up with any. It had a $60,000 price drop on the 14th. Now at $329,000. It's part prefab part stick built with nice vinyl siding. some upgrades in a high end area but houses around it are newer. Prop Tend says it's worth $402,000. Thinking of offering $275,000 but I'm very nervous about it. I may have an investor that would be interested. Any suggestions or helpful insight would be appreciated.

my wife and I just got in a big fight because she doesnt think there is any way legally that I will be able to do any of this and I dont know how to explain it to her. I have tried to get her to read the books to no avail. I am new to this, well think it is time to change our lives. I have bought a few books and just got some business cards. we are broke and cant pay our bills. I need to do something, but how to do this with a VERY negative spouse?

My husband Joe and myself have found so many homes that are abandoned, forclosed and for sale by owner. We have most of our team in place as of this month, June. We have looked at so many homes with our realtor, and we are putting in a few offers today. I am still a bit fearful, not Joe, he said we just have to do it. He has a great outlook on everything. I guess today will tell the true story. I remember at our class we took, Jim Anderson said, if your offer is not low enough to enbarace you than you need to go a bit lower.

I am a veteran, my memorial day was not a good one. The Tuesday after, I went to the emergency room. I had shortness of breath, found out I had blood clots in both lungs. Nearly died.
I was in hospital until the following Saturday, I am a lot better at this time. On the new medication called Xaralto. I haven't worked or had any money coming in except my wife's small paycheck in over a year.
I would love to be in Real Estate, but I have no money to invest to get started. I don't even know how I am going to pay all these medical bills. I have been getting caught up on all your weekly wisdom, and when you talked about The Advantage, it sounded so wonderful. I wish I could get it, but to much on my plate right now.
