I am ready to build a buyers list, however; What are some of the cool things to do? Maybe flyers, post signs, business cards, website like craiglists.com and ect.?
I am still stuck in last week. Meaning I have business cards made and sign ready and flyers out in stores. Question? once I have a buyer, Can i then go to any agent that owns that house and say...........? WHAT?

Today I had a RE Agent tell me on my page "if you're performing this in Arkansas, without a liscense, it's illegal and you could be charged a fine. There's no agent in Arkansas that can legally give you a percentage without you having a liscense in the state that you're "practicing" real estate."
Now my Question is What in the worl is he talking about and What do i need to do to generate buyers for my buyers list.

This is my very 1st day on this website I want to order Dean's books because I have seen his infomercial so many times and he makes it seem as if this business is not really all that hard. I've been reading the posts on here and so far I'm becoming majorly excited but terrified at the same time.
My main problem is that I am a cancer patient and some of my time is spent going 2 hours to and from my chemo appointments (not a biggie, but inconvenient) and I have absolutely NO AND I MEAN NO MONEY AND MY CREDIT IS PROBABLY THE WORST YOU WILL EVER FIND. So what does anyone suggest about moving forward with this? I know if I receive and read the books and get onto Dean's website that he advertises on the infomercial I can make things happen. I think the fear of not being able to make any purchases (due to having not one bit of equity to start with) to get started is stuck in my head and spending even the $40.00 for the books frazzles me because that's a lot of money to me. Someone let me know that this fear is not substantiated if you really try.

Jerry . Welcome to DG ! You read the forums you'll find the money spent meant a lot to many . Many did it for their first step to change and help their lives . You have special reasons for trying . I do not know your status or type of cancer . But I am certain the doctors have told you to pace yourself and do NOT overdo it .
This CAN be done . Hope you like books, reading and studying a lot that is your next step along with doing what Dean says in his steps . Dean himself says there is a lot of work and trial & error plus long hours . Again pace yourself . Set REALISTIC goals . Your Health is FIRST !! Some people get it right away some do not . It is probably going to take you longer to get to where you want to be . You fought through part of your cancer . Take that attitude to this endeavor and you'll make it . There are many opinions and many individuals with excellent information.

I just started reading Dean's books, two months after they were delivered. By the time I ordered them, I was preparing for my NCLEX exam, so i didn't even open the packet. Now, I am excited on the information/instructions they accommodate, perfect! I am also visiting the DG website, a sourceful platform along with all the open minded contributors. hi jim. once you start reading deans books and begin to apply what he has shown you.you are working for yourself, your real estate agent works for you as well there is no one looking over you. as you begin working on your first deal your going to have to market yourself which will lead to makeing business cards, flyers bandit signs, haveing an attorney for certain deals, and makeing a name that describes you and what you do(company name). but none of these things are expensive or hard to do. its the esayest and cheapest ways to make money. i havent yet closed my first deal but what i have just shared with you has got me so close i can taste it. i hope this helps you.
Happy New Year Students! Has anyone here attempted to locate short sales (using a Realtor) for another cash investor they found on this forum? I attempted this for 3 different cash investors last year (that I came across on this forum). Everytime after spending a lot of time and energy I was always shot down by Realtors telling me that the strategies the investors where using where ether illegal or unethical in Ca. Now I have another one,"Michael Kimble" asking me to locate luxury s.sales for him for a Bird Dog fee of course.
I would appreciate any feeback on this before I try this yet again!

My house is about to go into a forclosure. If the forclosure process does go through, does that mean I can not buy and own a house for 2 years? I am currently in a position where I have a seller wanting to get rid of two properities. She is an absentee owner, and really wants to get out. I don't know how to tie up the contracts on the properties. I found a list of questions to ask her to get started from Dean's bookd Profit From Real Estate Now. I am a little scared, I do know one of the properties is currently leased and I would like to hold this property. The other is vacant and I want to assign the property. Any help is greatly appreciated. She is taking any and all offers. I really would like to create a no money down situation. I have also been told there is equity in both properties.

My name is Steve B and I was wondering if you can help me out with some simple math and another question about IEE strategy that I am reading about in Dean's "Profit from Real Estate Right Now." for no money down deals.
1. In calculating profit from the Offer Calculator that Dean has on this website, let's say that the FMV of the home is $200,000. I want to offer it to the seller for 25% of the FMV, it needs $3000 worth of repairs, and I want to make a $10,000 profit on it. The calculation for the offer to the seller comes out to be $137,000. Now to get the money to fix up the house and get the desired profit, where does that money come from? Does the buyer put down a deposit from the selling price of $137,000 and I use that money for the fixes and get profit from that as well. Do you know how the whole process works?
2. In the IEE strategy if the buyer needs a loan from the bank how does process work to do a no money down deal?

Just tryin to get a few tips, Iv got a buyer in Idaho and im workin from Indiana. Its a family and they have 4 kids and 1 on the way, they need a home. They are working on their credit but its not the best but I think it my be workable. Iv done a lil research and found a foreclosure but im not sure how to approach the RE agent or how to handle everything from so far away, any tips or maybe even someone in the Idaho area that could help.

Being a widow I do receive survivor benefits of 1016.00 per month and I believe with the right direction I will be able to invest this income into making a great future for my family.
