I have done what deans profit from real-estate right now, book has said to do. I have over 20 buyers. 3 cash investors. The only problem is that my attorney said that i will be acting as a real estate broker if i lock up a home on contract and that is illegal in Georgia. Do you have a answer for me?
Hello fhalljr. I see that you've started off very well with your buyer's list. That's awesome! I'm also from Georgia myself and I was wanting to know what part of GA you're from and what other information you have on locking up properties and so forth in Georgia. If you would like just send me a PM to let me know what part you live in if you don't want your location made public. I was shocked to see what you wrote about this process being illegal in GA if your not an actual RE broker. So if you could get back to me about this information it would be greatly appreciated.

I am a newbie and i have yet to do my first deal. I just seem a little afraid that I am going to make a mistake like saying something wrong, not asking the right questions, etc. What do I need to do at thris point?
well i purchased deans books about 6 or 7 months ago. i was fired from my job in march of 2010 and have not been able to find work. i purchased deans books in hopes of providing something better for my fiance and kids but reading up on the real estate laws in my state i think i have to be licensed in order to even invest, not only that but i think im just untrainable! i have read deans books several times and im soo excited to make deals, but i cant seem to find my niche', i mean i have tried several of the strategies in the books but to no avail. Please help me Dean! i know you are busy, and im already in your debt for the books but im desperate!

I am a driven person that have seen the world. I purchase this book to better my future. Therefore; I am so ready to know the next step Dean has for me to do, should I Post ads, check the website, and tell my network of friends, or post up signs around town. My question is: When I do this should I be doing more to generate more buyers, contacting sellers, and realtor groups at the same time. Help! The book gives me awsome tips instead of Detail steps, if I would like to do "No money down"?
I have completed the books and watched all the blogs. I have a real estate agent, great credit, no cash however. Very little equity in my home. Not sure what step to take next. Any advice?
Are there specific keyword terms for local Google searching that I should be targeting? I am trying to target local buyers prior to them reaching out to a realtor. For example "Trying to sell home Cincinnati OH"

I have a friend who lives in Charlotte NC and wants to sell his home because he is engaged and is moving with his fiance. How can I tap into this? What to do? Where to begin? By the way can I do this if I live in South Carolina?
I am new to this I would like to know what to do with the investors disclosure document once it is signed and if you have a purchase agreement for a fifty thousand dollar purchase price and you have a buyer willing to pay 100,000 what should I do next?
I wanted to know if this is legal in the state of Virginia?and if so how hard is it to find honest companies to work for and can anyone give me a few companies that are honest?

The first thing you want to do is get a buyers list, and find out what kind of properties they want to buy. When you have this information then you will start looking for properties. This is when you will need to find and agent that specializes in working with investors.

hello i am half way through the book profit from real estate right now and hate to ask this question because i know it probably has been asked a million times, of course i have no money and credit is around 519 (in the brink) as they say. i have found a house that i would to buy for myself and then get my business started afterwards. is this a realistic hope? and if so can you help me go about this in the right manner so i may possibly be able to use the equity on this house to help kick start my real estate investor business?

thank you so much for replying. i see what you are saying. yeah, i have heard good things of the success academy. im going to look in to it. i just have another queston. once i find a real estate agent how do i get a real estate agent to take me serious? being knew to real estate and all i dont know the first thing about real estate.
I'm new as well. i like the idea of pre-foreclosures becuase i'd like to be able to help everybody envoled. and help to save somebodies cedit if i can. would that be a good start i hope. but my credit is not good at all.
If you are worried about how you will sound when you talk to others, or may be stumped on a question they may ask, try this. Find a friend, I asked my sister. And I had her be a motivated seller with problems and she asked me questions as if she was really worried about if I could help her.
This helped me think of answers before hand. Made me a little more ready. And she was tough on me!! But remember, don't tell people you are new, that may worry them. If they ask how many people you have helped, I told them that I worked with other investors for awhile, getting them properties, and now I am doing this. And if you don't have a ready answer, tell them, I am not sure but let me check with my partner, I know he can help.
Let them know you can find out for them. Most people are just happy to talk with someone who cares about their situation, and that you are willing to do what you can to help them. And remember, you may not be able to help everyone, but then try to lead them in the right direction.
And Dean has so many helpful people, and his books are really packed with good info.
Don't be afraid to ask.

Hello...first time posting.My husband and I have been reading both of Deans Books. Very interesting startigies. Still have many questions. We will start to read the book from begining to end again"Profit from Real estate now" and Again,until we fully grasp.Are plans are to join Deans Academy.In the mean time we have been presented with a situation that could be a Win-Win for all involed....We're just not sure quite how to handle it. It is A HUD home that has just gone into foreclosure while having tenants living there.The family(our nephew)has been told that they have to vacate the home.They do not wish to move.I know for a fact there is a way we could help them stay,releive the bank of yet another forclosed home,and we can benifit somewhat at the end.Even if it only means helping our nephew and his family stay in there home. Desperatly need some guidence,Need help with the steps to take.Thank You
These are a lot of great questions, but I will say as I was told when I first joined DG.com "You need to read". I promise every last one of you can get answers just by reading. I've spent HOURS just reading forums and other posts and I am currently in Dean's academy....but even when coming on here everyday I learn something new I swear it NEVER fails!!! It's sooo amazing what you can find out on here it's like a 24/7 network for all things REI!! The motivation the help the......EVERYTHING I think DG.com is one big reason I keep pushing forward everyday no matter the obstacle problem roadblock whatever it is you might call it it hasn't stopped will and it will NOT stop me. I love being on here and learning any and everything I can, and to be honest I've even noticed myself to be on here more than facebook, youtube, etc. Everything on here is yours for the taking so take advantage of every time you all get on here it really really really really helps!!! No matter the situation or circumstances that stand in front of you......you have the choice in how you react and deal with them DO NOT give up on YOUR dreams no matter how old or young you maybe whether you have a million in the bank or have nothing at all it doesn't matter. I hope all of you get what you want out of 2011 and every year after that!! Read research do what you have to do but make sure you TAKE ACTION with what you learn that's the important thing and I have to give a big thanks to everyone on here that have helped me take action and help boost that determination and motivation that's one of the biggest most important things that pushes me to take that next step. Im in the last chapter of my PROFIT FROM REAL ESTATE NOW! and then going to start my Be a RE Millionaire. Im very motivated to get started but I work my job early to late in the evening, at a job I hate by the way, Iv been wanting to get in real estate for some time but just now got the way through Dean. Hey Jimmy. I agree with you, this site is so helpful. Just hang in there and be patient. I haven't made my first deal yet, so I'm on the same boat. Start taking a look at making your buyer's list and what properties you can work with. I'm still learning, so when I learn something new and understand more, I'll help you out. Another tip, update your profile with your location, and take a look at some REI clubs/groups on this website. There's so much info on here, if you have a question, i'm sure its on here somewhere.
