GOT BUYER WITH BIG CASH DOWN...

I have a customer with 50K for down payment but has bad credit.
He wants a home in the price range up to about 250K.
He is not qualifed or bankable.
I know of a house on the market worth 250k that meets his and his family needs.
Current owner has a Listing Agent for nearly 5 months.
Owes about 225K
Widow survivor has not made mortgage payments for approx 3-4 months.

Question: What can I do to lock down this house without having to wait for Foreclosure process and can I get the price reduced, plus use a Private Lender?

Need help here...any suggestions from experienced people with sound practical advice is greatly appreciated.

Im skeptical on the purchace agreement contract, is it legal or not in ohio to sell the equity in the contract for profit and hold the contract in my name for 14-30 days without any money down? And have a buyer in place ready to purchase the equity in the contract, and there for buy the home? My real estate agent told me that I would have to close on each deal seprately between the seller and the buyer? Can someone give me some advise? or sulution.

I`m just wondering, I want to purchase some distressed properties with hard money loans,I think I have to find the properties first, then submit the photos and information to hard money loan companies for evaluations,is this correct ?

Is there a way to "sort" ... ?

Is there a way to **** SORT OUT **** other DG Family Members by the various

regions where they are located (if it is disclosed in their profiles) ???

For example ... I am putting together a first deal in Illinois.

I would like to know what members are in that area, if possible?

My next deal may be in Florida, and so forth.

Power Matching System with SFL

Thanks for your help and direction, Anita.
I've sent emails to the appropriate support email address; but do not get a TRUE answer to my question. Using the Power Matching method within SFL how do we set up our paperwork? Do we actually have to contract to buy and contract to sell or is there some way we can be the person that brings the buyer and seller together without having our name "all over the paperwork". Seems it would make it easier but don't know how to go about it.
Also, is there actual training on doing that particular thing. I've heard Greg talk about it before the launch but can not seem to find out how to actually do it.

I am selling my home,with an owner finance. 125,000 and 30.000 down and ten percent interest. Which way should I go to protect myself. Should I use deed of trust,warranty deed, bonded deed. Please help suppose to close deal October 8th. Thanks Clara Stephenson

I have to say the magnitude of the information available here is a little overwhelming. I'm one of those people that likes to get information boiled down quickly....so when I saw a little piece of Dean's recent infomercial that highlighted a website program that would allow one to be a middle man and bring buyers and sellers together and make money.....I thought I'm all in.....however I didn't get the name of the program and now I'm having a hard time finding it....I called one of the customer service lines....but although the lady was trying to help me.....we didn't come up with the program that I felt sure of was the one I had seen on TV on about 10/2/2010 in the Kansas City area. Can anyone identify what program I'm talking about?....he was pitching a new book with it for 20.00 also. The computer program put on one page all the analytics about a property....was one of the pitch points.

I have troublem keeping my deal from my investors

I have several killer deals and a good buyers list but I have no money to open escrow the bank want's 2-3% down!So I have established selling price but my investors want to check out pricing of the homes,What can I do lock the property in the purchase contract so the investor can't try to out bid mt?

I have a problem locking down a REO

I would like to submit a killer deal to my investors but I can't lock it without a $5,400 escrow fee the bank requires, and my investor's want all the information on the property what is a way I can get around this problem?
Can anybody HELP?

So I am building my buyers list. I have 4 now...Not alot but it's a start and I'm proud of it cause I had nothing a month ago... Do I want to start finding deals for my buyers or do I need to build it bigger? I just made the decision to use Dean's "Your Town Your Real Estate Profits", which is where you do all your work on the internet. There is so,so much infromation it is making my head swim. Is there anyone using this program who can give me some major help? I want to do my first deal asap. You see I need all the help I can get as soon as i can get it. Nway, I have a question. I have a friend who is upside down on their mortgage and the bank has refused to refinance the loan or help in any way. My motivation to join real estate is to be able to create win win situation for all parties involved. I was wondering, what options are available to a person in such a situation. Are they able to sell the house and what kind of deal would make it a win win situation for me, my friend and possibly the creditor.
