Title Insurance

You could perhaps do some research on a property and learn a lot about it but there is another key reason for having a title insurance company do the search. When they do it you have an insurance policy with them that insures that the title is clear of any liens against it and you won't be stuck with the bill in the rare event that they miss something.

Be aware though that they only search for those things on public record. When I bought my first house I discovered that my title insurance did not discover, nor were they responsible for, a bill for a new water main pipe installed on my block. Yes, believe it or not, that was not on public record. The previous owner had bought the house from a guy (that was there at the time of the project but did not pay) he then flipped the deal to me and I received the bill for my portion of the job cost. I learned the hard way that you need to find out what they do not check out, so you can cover those areas yourself.

I don't want to scare everyone out there new to this as this was an unusual situation and bad timing. Basically they should have went after the first owner but since he moved to California and they were going to shut off my water if I didn't pay up. I was in no position to fight it and had to pay. Utilities know that they have you over a barrel and therefor don't bother with any extra effort to do the right thing. They take the path of least resistance and go after the one they can threaten with stopping services until they get paid.

So my advice (short story made long, sorry) is pay the pros to do there part and do your diligence with anything they won't cover.

Hope this helps someone avoid a similar ordeal.

BTW that was the only problem of that kind I ever encountered or heard of from anyone else.

Im Real Real new need help!

Well i dont know where to start. Me and my Husband are trying to get started with real estate
I called some signs that say we buy homes and asked if they do finders fees and he said yes $500 with a contract
Question number 1) what is a complete contract? how do i go about doing this?
say i have a house in mind thats for sell whats the next step?

I know this is so dumb for some of all but im just trying to get kicked off

I picked up Dean'sb book while browsing through barnes and noble a few weeks ago, i was actually looking at how to invest my money and save it wisley, but i found his book!

I am very excited about his book and maybe what i could accomplish if i gave it a try but im also scare at the same time. There are many homes in my neighborhood that are for sale but i do not know where to begin on seizing the property and if i do, who should i go to move on to step 2?

Second time on this site. Still a little concerned as I don't want to break any site rules out of ignorance. Have not received Dean's book yet but have received the introductory emails that have brought me here.

The videos and what I have seen so far have been very positive; therefore, allaying some of my skepticism. At least there is a positive, spiritual undertone I have seen so far with this endeavor. I pray I have been directed to the right place.

So far, looks like plenty of info and many others in the same boat with me. Had no clue there would be so many post in this forum. After reading many, had to click on go to the last... was shocked when I saw the number.

Question:

Seems to be a tremendous amount of input and response. How can I maximize my time and learning curve on this site? I have looked at the topics on the home page but do not fully understand the site yet. Is there a 123 to get the best bang for the buck regarding time expenditure on how to use this site? I could have spent and extraordinary amount of time just reading this forum... as we all know time is money and I sure don't want to waste any...

lease options

ive found a house i can get a lease option on but i have not got a buyer yet. i have not signed the lease agreement yet either. im tryn to get a buyer bfor i sign it but how can i get the buyers access to veiw the house without the owner and not lose my buyer to the original seller? is there a form i can get the buyer to sign so that they cant knock me outta the deal and just do bussiness with the original owner?

Getting a buyer

I have a question, maybe someone can give me a ballpark answer to. If i am getting my buyers list done and i make offers on properties my consern is that before the buyers can say yes to the property they have to see it and i am told i must get the property under contract or somehow have the right to sell it. Lets say i make an offer on a REO and what ever time it takes to be approved. Then how long from the time the offer is accepted til it closes and i guess that is the time i have to find the right buyer to beable to bring them to the table at closing because i only have transactional money funding the deal. Am i stating my case right for someone to answer the how long to get the buyer lined up. I guess being new and no deal done before scares me a little. Hope someone can help... In search of 7 Layers Template

We just jumped on this site and are ready to get serious about investing!!!

In reviewing the 30-day checklist, I see that there is a 7 Layers Template Link on Day 5. Does anyone know how to find that? We tried using the search bar, but it indidated that an error had occurred. Can anyone shed any light?

Short sale

Hello everyone, I've finally gotten over my fear of failure or success not sure which and am in the process of trying to make my first deal. I have 2 agents I'm working with but apparently not enough buyers. One of my agents called me to say she just got a house thats a prime candidate for a short sale. The property was beautifully maintained but not in the best of neighborhoods. The buyers I have on my list weren't interested. Does anyone have any suggestions as to what would be the best way to solve this problem? I'm broke so I can't buy it myself..lol. BTW I'm in Chicago.

Can't Find Owners

Hi DGF,

I'm a resident of Cleveland,Ohio and have come across some nice properties that are vacant but I run into a dead end when trying to find the owners.

I know a woman downtown that gives me the parcell numbers, so I can access the property information through the auditors website to get the owners name, but if they aren't listed in the phone book this is where I run into the dead end. I have even tried name searches.

Can someone help me?

I've sent mail to the address of the home itself with great results. Mail of vacant homes is generally forwarded to another address.

Did you try a nation wide online phone book for addresses/phone #'s? (vrs a hard copy local book?) Perhaps they live out of town?

Just in case? Take care with the online searches, you will be led to believe that you can pay for a single search, but the fine print will give them the right to charge your credit card a monthly service membership fee. (I found out the hard way.)

Hi Eric

Without knowing any numbers on the deal or the criteria of your buyers I can't really say but if your buyers are not interested than maybe it's not such a great deal to an investor. The agent may still think so, but is he/she an investor and how well do they understand the criteria of what you need in a deal? One thing I can say for sure though is that it is critical that you know the criteria of your buyers so you don't bother them with deals they don't want. That and keep in touch with them when you don't have anything letting them know that. Then they at least know you're still looking for them.

I hope I didn't insult your intelligence or professionalism with any of that. I just don't know what you do or don't already know.

getting started

I just purchased deans book and are wondering where should i look first online Idont have the book yet buy there is so much information i dont know what to do first?


Buyers list

I'm not insulted at all, in fact thank you for the advice. If other investors aren't interested then it maybe not so great. It's a beautiful home but not in a real good area of the city. The bank wants $75,000 for it in a short sale and it would be worth that easily in a sellers market.. I'll research this a little more and see what can be done. Again thank you very much for the help, I really appreciate it.

Question about this property

Hello I need help in determining if I should check out this home.

$150k 3 beds, 2 baths, 1500 sq ft
Built in the 70's
Single Family House

It has been empty for over 70 days.

It needs replacement windows, some have broken window panes.
New carpet
New appliances needs new cabinets
Needs siding has a painted exterior that is an annoying yellow color.
Drive is overgrown with grass and has not been sealed lately.

I have not been in to see it to know what else is wrong with it inside.

It has one owner and no mortgage on the property since purchase by the original owner.

Most properties are going for $128k to $135k in the same subdivision.

It also has a big 1980's TV satilite dish in the back yard which I think is also making it hard to sell.

If I want to buy it do I talk to the seller or to the realtor?

I don't have the credit to finance any no money down ideas?

Total View and Property Trend discrepencies

Does anyone know why there have been drastic discrepencies between Total View and Property Trend? I noticed it over this week and last that there are drastic, sometimes as much as 80K but the average has been 50K, in estimated value of properties with the lower value bieng on Total View. I use these to determine if we should research a property further.
