If your doing real estate you are better with an LLC. I was told this at a seminar that a tax guru spoke at. Laura Johnson was there with me and can attest to it.
just a little advice if you didnt already form the S corp.
I am so close to making my first deal and am not worried or nervous. I have everything in place but have know Idea on how to fill out a purchase agreement. Can anyone send me an example on one that is filled out.Dont want to fill in something in the wrong blank and screw things up. Good morning to all of you. I'm a greenhorn, but have owned 3 three rentals for several years. They are maintaining ok, and my experience with renters would be a help in rent to own.
I'm interested in renting to own using sellers in distressed properties and putting in sub-leasors to own. I like the win/win/win situation where three parties all get some good out of the deal.
I'm having trouble building my sellers list. I've tried placing ads, looking for the fsbos, reading between the lines in ads, and am not getting very far. My buyers list is quite long compared to my sellers list. One of the really major areas to obtain sellers is obviously expired listings.
Where will I find a listing of expired listings??? If anyone can tell me, I would love to know. I've searched the net, but the only entry that directly says they have a list costs $60 per month. All others are systems for realtors to get the second listing.
Any help would be greatly appreciated.

Howdy just wondering if anyone has used the "housing wanted" in the craigslist? I checked out the realty adds also. But just curious if someone has done this. The people looking for a house seem like they are legit, who is in need of a home. Could this be a buyers list? If anyone could provide me feedback that would be great. I have yet to do any deals. I am looking and reading Dean's books again. I need a new job and I feel like investing in real estate could provide me with the financial freedom I am looking for.
Hi- here is some ideas or places I found mortgage brokers: from a real estate broker, the local newspaper in the real estate section (sometimes they run ads there), the phonebook, if your area runs home and garden shows (sometimes they will set up a table), from your local chamber of commerce, maybe from a friend who recently bought a home using one. Anyways...im a new inspiring real estate investor who has read PFRERN book by Dean and ive read about getting a real estate agent to help investors in finding properties. My question is, will agents be willing to help someone in finding profitable properties if they find that the investor doesn't even have decent credit to get his/her own mortgage. It seems like a lot of written and/or verbal offers for the agent with no guarantees of closing since i can only assign the contract and not buy any of the properties myself in the long run. Any help with getting around this would be appreciated.

I have read both books and I would read Be A Real Estate Millionaire first. Then when you read Profit From Real Estate Right Now I think it will make more sense IMO. Just set some time aside for reading and before you know it you will be done. I have never read more than one book in my whole life and once I got started on these two books I could not put them down. You probably just made the biggest decision ever to get these books. Just remember keep reading them, do not stop, do not listen to naysayers and keep on moving forward. Hope this helps.

, but what's the best way to get MLS access? My limited experience with real estate agents and brokers is that they are more concerned with closing the deal then putting the time in to do the due diligence I would prefer to do myself; comps,area trends, ect. Am I stuck with limited access through them, or is there a way (other than having a license) to get full MLS access?

I was approched by a manager of a 11 apartment complex, he was telling me that the owner wants out of the business. he will take some money down and carry the contract. what do i do next, to find out if this is a good deal?? what do I ask next. I know some info, 4,800 in rents, xpenses are about 3000, and the owner wants 250thousand.how do I pick this up or even if I should?

Is there anyone out there that can answer a question for me. The last set of DVD's came with two student series. Is this correct or am I supposed to get one student and one professional series. I have asked this question in several different areans and no one seems to care about the answer. I would like to know where am I supposed to ask these kinds of questions so I don't keep bothering the wrong people. I get offered all these kinds of help materials and want to make sure I am getting what I paid for. I am not disappointed in the program I would just like to get an answer to my questions. It seems like no one cares about what I am asking. Please respond someone.

I got deans book a few weeks ago. i wanted to give up because I could not find any investors in Broward and Dade county Florida. About 3 night ago I prayed than posted some ads on www.craigslist.org/... to my surprise in one day about 5 investors contacted me, and every day since 2 or 3 investors contact me daily. One women even offered me a house for no pay. I'm still finding more info about that, but if your looking for investors I suggest craiglist!!!

Hello Ladies and Gentlmen, I presently work as a live-in property manager at a seaside resort in southern New Jersey.I'm in the process of leaving one establishment for another and part of my compensation is complementary living quaters. Almost every detail is worked out but the living quarters portion. They had some but converted them to offices. My question is how can I propose a creative solution that would be a win-win. I'm thinking of the owner possibly purchasing a condo and then selling it back to me for a profit but with him making the payments. Kind of like a pension. I know I'm fortunate to even have a job in this economy but I want to make this work somehow also. That's why I turned to you creative people and appreciate any suggestions. Thanks Nemo
Hey everybody, my name is Sam and I'm real excited about getting started in Real Estate. I read the books, found my first property; but I have hit a minor problem. I found a real steal by the help of a Real Estate agent but the property is occupied by tenants who are not the owners. The property is a short sale and listed by another agent who doesn't have access to the property. It's been on the market for 504 days probably because no one wants to put up earnest deposit money without actually walking through the property OR deal with the current tenants.
I've done my homework and the property is a great one - I'm just scared cause this is my first property and I need an outside opinion and creative perspective. Thanks,
