How can I enroll in the montor's program?

I purchased the DG's 2 Books last around November last year when I was laid off from my job. I called the montor's hot-line to inform them about doing my homework well so I could raise a little bit of money to enroll in the program.

I've been trying to reach someone in the office without success although I was able to speak to one of your secretaries on Friday, March 5, 2010 to ask for directions and advise. Contract for Deed

I am wanting to buy homes using a contract for deed agreement, but i also want to protect myself to the fullest and have an exit strategy that voids the deal and lets me out of the contract if i cant find a buyer. I would appreciate anyones help that has done this before and any advice is well appreciated. Please send me a message.


Building a Buyer's List!

Hi Everyone!

I am new at this game. I was wondering if I could get some information on where to look when it comes to building a buyer's list.

What other ways are there besides the conventional and robotic methods to build a buyer's list? I thought someone would know of something out of the ordinary or unique in searching for buyers that I might have missed?

Any and all suggestions are welcomed. I am very grateful for everyone's help.

bidding on homes.

Good evening everyone. My question is this. My realestate agent is telling me that my bids are to low on the homes. I am very new at this and am still currently working on my first flip. I try and do my due dillagence by checking zillow and some of the other sites as well as having my agent run the comps for me but i still find my self going in 30 to 50% lower then what they are asking. i dont see and issue with this but i need a fresh set of eyes. thanks for your help. Also I am very unfamilar with this site How do i get back to see the posts to my questions????

MOLD ISSUES

I'm going to take you up on that offer. My husband and I are looking at a house that has really harmful mold in the basement (you have to sign a form saying you won't hold Fannie Mae accountable if you get sick from it). The realtor said the mold was confined to the basement, but I'm wondering if mold spores can spread to the first floor. The mold is half-way up the drywall in the basement. Has anyone out there ever dealt with mold? Should we walk away from this deal?

RE Broker using DG system

Are there any RE Brokers currently using the systems if so are you finding this to be an advantage or disadvantage when talking to a seller? As a RE Broker we are obligated to disclose this to the seller and I was wondering what if any reaction seller or buyers have.

Foreclosure help

I'm looking for some personal help and support. I have 2 investment properties and my personal residence. I was going for loan modifications with Washington Mut. a year ago. I had a bit of a hard time, job lose 4 evictions and some health issues. I got behind and I was told to take a forebarence and ask for The Fresh Start Program. I did this a year ago. Washington Mut sold to Chase. I was told to be patient and keep sending Financial packages which I did. I maintained a 730 FICO and I was never 25 days late prior to my misfortunes. I followed up tonight and I was told that they are doing nothing for the investment properties and they would be starting the foreclosures soon. I'm lost and I have no idea if there is anything I can do. I have no money to work with either. Does anyone have any suggestions, maybe a co that helps people in this situation or do I just have to let them go. I'd appreciate any bit of input.

Need Advice

I live in north phoenix, I have worked and am working with the banks as a property inspector. I deal with real estate and delinquent properties all day long, more than I can keep track of.

I met an investors, but he must not have believed me when I told him I go to 40 houses a day; that may be late on payments; and possibly fall victim to the foreclosure process if not already bankrupt.

I want to turn my work into an opportunity to help those that are struggling, and help people looking for a home get a good deal, like dean says a win win situation for everyone.

I also have talked to a real estate agent who also deals with delinquent properties,

what I need are investors.

- I also need advice,

-advice on what contracts to use for the homeowners, or real estate agents that have the houses listed as short sales, and flip it to the investor.

- What contracts do I use, and what steps should I use when finding a buyer a property that is, bank owned or a short sale.

I'm new to this in every way and hope this is the place I finally get some answers.

You have to start

You have to read through the Book there is no short cut's if you don't understand read it over and over again!!! Once you start reading it will make good sense most people don't have any money, the book has all the answer's you need you have to read the book like everybody else does a light will go off and you say to your self I get it then you can't stop reading.

There is a section in the book that teaches you how to market your home.
READ IT. You don't need a reak estate licence after you read the book you will have the knowlege that a agent has no ideal of.

Discouragment

What you need to do is continue in your focus and realize that you must function by walking by faith and not by sight. Call on that positive thinking that does not allow for defeat. Local Rules

I have been researching using Deans system and have some road blockes here locally. The main one is about flipping a house. In order to lock the property up on paper as Dean says in his books, here we have to have PROOF we have the money in the bank or cash. This has stopped me from doing ANY deals. Is there away around this that you all know of?

Can I use an investers proof of his net worth? That would seem to me contrary to helping me. If I used his proof with his permission then in essence it would be his deal and I would be out of the loop. Local buliders and real estate people have told me of these rules here. Any help?

Rent to Own/Land contract/Lease with option to buy?

I have red two of Deans books now and want to start. I would like to start by getting a home for my family. We have found a house and it need alot of work. We asked the owner and she said she would be interested in rent own.

I don't have the credit now to get bank backing but I would like to have a place I could fix up and live in and eventually own. I have to do the research about the value of the home, I live in the same area so I know the schools and community.

Which type of instrament would be best? I need interest in the property so I can get money to help fix it up. I was going to look into HUD and other agencies for rehab help but I have to have an ownership stake in the property to apply.

I'm a newbie to the dg family, read the books just doe'nt seem to sink in fast enough, out looking at properties found a beautiful 3 br/1br bank owned fannie mae & freddie mac. it's zestimate is $233,500.00 asking price is $55,000 this is my first & i'm BROKE!! i do have a buyer on standby, do i just offer the deal to him for a finders fee to get on my feet? or do i try myself to purchase Please help confused!!!!
