New book

Can someone tell me where my book is? I joined the Empowering Converasations and the book was part of that series. I have been patient but still no book. I would like to have it so I know another part of how to approach my area. Please help. I have had an email and a phone call that has stated that the book was on the way. Please someone check and see where it is. I hate hearing about how good it is and blogs that say the book is great. I know it will be great because every other book has been terrific. Please let me know as soon as possible. I have been waiting over a month now and approaching 2 in about a week. I need to get started and I feel that this might be the key to what I need. I wish I could go to the event but do not have that kind of money. Maybe if I had the book I could make enough money to go next year and maybe even be a guest speaker talking about how I went from nothing to enjoying life allo because of what I learned from The DG family and the materials that I have purchased. Question

Hi all,

What exactly is a double closing, and also since Im a investor not a license real estate agent, If help a home owner sell there house how exactly can I make a profit. If I find a willing buyer do I just tell the homeowner to put me in their contract and get paid at closing, what is proper way to do this ?

99.9% of all questions have been asked before and discussed. If you use the search box you will find enough info on any RE topic to answer just about any question on that topic. If you have another question then do another search....

I know this technique may sound complicated but I have accomplished it many times so you can too. It does take almost an entire ounce of patience.

Don't quit before you try. Don't quit after one search(unless you have your answer). Be persistant and keep searching and reading.

You will find the answer you seek and you will learn many other things while on your journey!!! Use what you learn, make truckloads of money, so much that you have to hire multiple poeple(beancounters) just to help you count it.

Last but not least don't forget I helped point you in the right direction on your journey. A .5% gift of all your profits would be a very nice thank you and it would show much appreciation!!!!

Would Rather Own Than Rent

Hello. I would rather own than rent. I am renting a house right now with my family. I've read Dean's book and registered into the Success Academy. I want to take action already so I can get started. Its still a blur to my of how do I get started tho. My goal tho is to own a house that I can afford a monthly mortgage comfortably. I don't have the luxury of money to make that down payment but I can afford of certain amount of money a month. Anyone can give me a suggestion of how should I get started and accomplish my goal? I would greatly appreciate any suggestions. Thanks.

I just watched the infomercial on television and it sounds really good but I have a few questions. First I have really bad credit and when I said bad that is an under statement I probobly could get credit for a 50 cents. So I was wondering about the cost of this. I can afford the books but what about the counseling I read that it was like $5000 or something. I know that I can't afford that, so are they needed to use this program. I am really interested and have tried several other **** internet program, and also have a college degree that is getting me no where so I was really looking for something that is legit. If someone could give me some info about how much will I really have to spend in order to do this. My husband may file for divorse if I waste anymore of our money that we dont really have on something that will never work. Again any information would be greatly appreciated. Thank you

Renting

There is such a glut of rental homes on the market, at least in our area, what happens if you get a deal but are unable to rent it and are stuck with a mortgage you can't afford?

This is not a question just wanted to let everyone know how much I appreciate this site. You know I come to the site everyday despite what my wife says and all I get is encougement. I want to that everybody for the positive energy that I receive from this site. I have not done any deals but I know I will before the first quarter is over. Financing for Bad Credit in Alabama

I am a new investor and I am working to re-build my credit due to a divorce. Is there any companies that will provide loans for Alabama to customer's with bad credit.

I am new so I do not have a seasoned corporation but I do have a good job history and funds in the bank.


Seasoning a Title

Can anyone please tell me how to get around seasonning a title if my buyer needs financing?

We are living in a home that we are leasing one year at a time. We would like to buy the home, but the home owner wants us to get bank financing. Have been told the apprasial value is about 100,000. The problem is our credit is not good enough to go through a bank. Have any ideas how I could use some creative financing? Erica, start working on improving your credit. It is much easier and quicker than you think. Pm me and I will send you a link to a good company that DG suggest that helps you repair your credit. You don't need your own money or credit but it would help. RE experts don't use thier own money or if they do very little when they are very wealthy and have great credit. Think about that for a minute. Erica you are welcome to contact me if you have questions etc.

Ejoy, Yes you can get around seasoning. There are many banks that require seasoning. There are also some that don't. Contact 50+ banks. You'll find one that doesn't eventually. Start with the smaller banks like comunnity banks and also credit unions. Use the search box(top left) and do a search on seasoning to learna lot more and find better answers. I just did a search on seasoning(out of curiosity) and the list of posts that came up took 16 pages to list. There are a whole mess of ideas and discussions about seasoning(an just about anything) use the search box to LEARN more!!!

Blue, Same thing I said to Erica. "IF" you are running out of time you might look into hard money lenders. That is NOT a good idea in most cases for your own home, but it is an option. Do some searches, learn more, find more options. Then you will know the best route to take.

John, I am not the best one to answer that question. Someone more qualified probaly alrdy has. Use the search box(top left). I explain in detail about the search box in a post on this page above on 2/10 at 2:29. The date and time is listed in the blue bar at the top of each post/reply. I do have 2 ideas. One would be to work something out with the buyer in advance before you share the location etc. on the property with them. Once you find a property you know they want you could buy it and resale to them at a bit higher price, using a double close, or untraditional lending.

I am just a DG student like the rest of you but I like helping poeple so like I mentioned in the pervious post above if anyone puts forth the effort and really tries without success to answer your own question pm me and I will help you. Read and use my post above first, please.

If so then do you think it might be important? It searches the entire site for whatever you have it searching for. This site is HUGE, really really big. The search box is actually fun to use. Using a Construction Contract

Could someone please tell me how to purchase using a Construction Contract.

Questions - Do I need an Agent OR will an R.E. Attorney work?
Once I have a signed contract (and how Do I obtain this type of contract) what next? Will I have to put up a large amount of earnest money? And if the loan does not pan out will I lose the earnest money? Any input will be helpful. From Connecticut - HELP PLEASE. The house is being sold "AS IS" with much interior work needed. i.e., kitchen, bathroom, cracks in plaster walls, carpet old and worn, hard wood floors need refinishing. No viewing of basement and attic (too much clutter). HELP! STEP BY STEP INSTRUCTIONS NEEDFUL.

ALSO, IS THE BUYER'S CREDIT HISTORY A MAJOR FACTOR OR WILL THE LENDER LOOK MORE AT THE APPRAISAL FACTOR THAN THE CREDIT HISTORY?

Hey There Rendel,
I don't know what part of the US you are at but here in Houston, Texas we look for property names at the county's website.
For example the name of the county where I live is Harris County Appraisal District or HCAD.org
there you can type the account number of the property or the address or the owner's name ofcourse you can type either of the one you have.... I'm pretty sure you can find the appraisal district of your area by googling it!!

Ok i wanted to hear everyone's feed back on a lease option. Ok so lets say i have a motivated seller to do a lease option to me and i find the buyer to do a lease for 1 year.
