The bank has an agent that represents them for selling the REO's. Personally, I like to work with my real estate agent that then contacts the bank's agent. You know "my people will call your people" LOL

I have not received it yet. Cant wait. I am currently closing a deal, short sale ugggh. took forever but will be well worth it.I need to learn how to accomplish deals with no money down. This deal took 25% down, wiped me out


does any one do Commercial Property?

I just received this back from an email i sent out on CL using the email on p.63 of Profit from real estate right now.

"Do you buy commercial? I had the property appraise for 750k and will sell it for 500K."

I'm way in over my head and have no clue what I am doing...lol. I love it.

RESPONSE

This agent do not have your interest at heart.It will only get worst if you keep this agent. Remember you are paying this person to assist you. I had similar experience years ago, so I dumped and took agent that you are not looking out for me. Quickly interview other agents and select one that connect, best results.

CHECKOUT IREM CLASS IN YOUR STATE,MAKE SURE YOUR CLASS IS LICENSE WITH THE STATE, BORROW BOOKS FROM LIBRARY, THE MORE YOU KNOW THE BETTER YOU ARE. GOOD LUCK

in need of rehab money

Hi my name is joseph and i have just had my second offer excepted it a three bed one bath ranch i got no money down and no payments for six mounths my offer went like this i give $75.000 the home aprased for 110.000 my intriest rate is 7 1/2% on a 30 year lone by owner monthly payments are $524.00 but i need to get some rehabe money but my credit is in the tolet untill i can make some money from my realestate deals i am not in to deep i only need $5000.00 to clean up my creadit and rase my creadit score and i have bought my home that i live in now the same way it has $40.000 equty in it whin i bought it i am new to this but i find it easy to buy homes but now i need money to fix thim up to put up for sale i am going to keep thim for a while rent thim out. I live in the 4 bed room 1,1/2 bath i have been out of work for a few mounth and i dont want to be on goverment assist. I am not on it yet and i dont want to ever be on it i know how to buy realestate with little or no money down but I need to git some working money out of the homes that i have allready bought to move up in my realestate investing if i can get past this obstickle. any help whould be gratefull. i bought two homes inless thin two months. but i cant get the bank to lone me money becouse i have been self employed gunsmith. How do i get the money out that i need. thank you

I am also very new too investing I purchased deans book and do not know how to come up with the money to get started. I recently became unemployed and do not have decent enough credit to get a loan from a bank. I really want to be an investor and would greatly appreciate any and all help to get started on my first deal. And in return I will thank you and gladly help someone elce get started.

I am new in all of this but I am trying to create a buyers list but some say to qualify to give them a motivated seller lead I must have 2 years experience under my belt,think they would still work with me? or do I have to find other buyers?

Seller-Financing

Newbie, just placed a house on contract- my offer was accepted but onwer must contact his bank to see if the offer will work out. Owner owes 205K, bank says he can do a short sale at 190K but owner is not interested in a short sale. My offer is 160K which was accepted. Owner lives out of state and just wants to rid himself of the headache of being a landlord. Suggestions welcomed to help this owner out and would be greatly appreciated.

REO purchase

Okay so I'm looking at an REO to purchase - was $138K, lowered a few weeks ago to $120K. Nice house - needs some work- but I want it for my Mom (since I keep an eye on her - she is 90), and myself (recently divorced). We both live in 2 seperate apartments now. It qualifies for a homepath loan (fannie mae) as well as the 203K rehab loan on top of it. My question/problem is they say with the 3.5% down and all the closing costs it comes to roughly $14k to $16K. We only have right now about $3K total, but am told I can use the first time home buyers credit ($8K) as a bridge for some of the costs (I still am responsible for the 3.5% down of my own money). So my question is - how can I be creative and get that money for the closing/down payment costs ? Any ideas would surely help me out. Thank you, Henry.

What are the advantages of creating LLC for buying foreclosures and renting/selling them?

If I need to get additional loan, would I be getting it under Small Business Loan or can I get the usual mortgage/ refi loan?

how can you use one property to ' leverage ' another property? the reason i ask, there is one 2 doors from me, very nice neiborhood, needs tlc.can this be done 'no money down'? time is of the essence.

You do not need an LLC to get started. Many investors don't start their first LLC during the first year. When it becomes necessary and advantageous, you will know. Just go to it. The LLC will come when it is needed. You have the help of the entire DG Family and that will keep you on track. Also, the Success Academy can help with all the right steps to take as you grow.

foreclosure

from louisiana! I found a foreclosure in a really good high demand area. notices are being sent to the guy but the mortgage lender can not serve him because they cant find him. whats owed on the property is 150,000 to the bank and the property is appraised around 350,000. The clerk at the court says she has a case number on it but does not have much info yet. I want to get in touch with the owner but cannot find a way. no phone # etc... I left a note on his back door. what do I do next??? me and my wife really want the house and whats a good solution???

Hi steve I did the leveraging on a property and it worked for me it went like this. It was a three bed room one 1/2 bath needed some work i had a nouther home and i had 20,000 equity in it what i did was i told the owner of the home that i wanted to buy that i would give him his asking price witch it had $20.000 in equity in it so i told the seller that i will pay him the down payment he wanted witch was 5000 $ after one year in the mentime i would pay him a mounthly payment that he has been paying to the bank be for he payed off the home witch was $435.00 for the year and he could hold lean on my home for the $5000 or a note i new that i was gitting my taxes back in time to pay him the 5000 $ that he needed and i got the lean or note back the 435 that i payed him mounthly he used to pay for his new truck and the 5000 he used to pay his truck off at the end of the year that is what he needed the money for and he sold me the home on an owner contract for 435 a mounth for 30 years with a fixed interist rate i am now selling the home on an owner contract for 550 a mounth and if thay refi i will make 25.000 $ profit and i make 115 $ a mounth in pos income, there are so meany ways to use leveraging I hope this helps. It worked for me .Joseph MC
