I am having problems viewing Dean's blogs. Is there anything I need to to download in order to recieve them?

hey does anyone have any info on what to do after you've found a preforeclosure on foreclosurealerts.com? i've signed up, i'm ready to contact the owner.... I'm to the point where I will go door-to-door of these residences and ask in person, leave a note, letter, or flyer. Just trying t find out if theres any other besides that or a more professional way of doing that. Or should I just post my bandit signs there or flyer the entire neighborhood lol? HEEEEEEELP?!!! I have a numer of investors who are ready to buy. I now just need the clients lol.. please help? Im pulling my hair out LOL!!!

I ordered you books after seeing your TV show. I am reading the first one now. My former career was in the automotive industry-mainly running dealerships. Well as the auto business went down, so did my job and any prospects of getting another one in that field. So since I was able to move back to South Florida, I did to pursue a career in rela estate investing. My plan was find a job, find a few investors to work with and find properties for them. Seems almost everyone I talked with wanted to sell me their training program-"just watch the video's" or "buy my stuff and then I will help you" I even offered to give them 100% of my first 2 deals if they gave me the training program as I am on unemployment and can not afford it.

My questions: Is there anyone in South Florida that you could refer me to to work with and help them find properties?

Is there another way besides finding properties for others, when you are unemployed, no cash and less than perfect credit to start?

i would like to know if this can be done? I would like to get started ,but i've been told that since i'm going through a loan mod. that i can not do any buiness transaction.is this true? and if not, what is the best way to go about this? my plans were to wholesale. may i get some expert advice ? thank you!please help deseparted !

I found a rehab property and out of curiosity, I asked the realtor to see it. She asked if I would sign some paperwork in order for her to show it to me. Is this some contract that says I can only buy or look at houses with her? If so, do I have to, or should I?

Yes you are agreeing for her to be your agent. I will strongly advice you to do a search and interview agents. Find an agent that is strongly connected to you along with looking out for your interest. Trust me, as you start questioning that agent you will identify the one. You can also get references for friends or family who have use good agents in the past.

Also there are some great educational articles on google search: how to find, interview and hire a real estate agent.

I have an agent i'm working with in D.C and Maryland but I feel like the agent is working for the sellers than for me. He makes fun of investors and tells me my offers are too low. When i told him i'm planning to buy a lot of properties this year, he laughed at me and told me that i have to slow down and cannot be done. As long as the state is not forclosing on the property. The taxes will be taken out of the sellers side of the closing settlement. The attorny will see he owes taxes and how much when they do a title search. If you pay his taxes for him you might loose your money. Good luck

They have give me a investor who will work out a pre-aproved loan... but still I try to check it out.. Im as all the beginners.. terrified to do wrong.
I know the 4 apt. building has been on the market now for 53 days... and asking price is 599.000, so my plan is to be aggressive and offer them 450.000 dollar.

Well, I am all new to real estate and have been spending all my spare time reading Deans book among many of other information so my brain seems to be scrambled most of the time with all this information lol so I have a question about all the legal actions of contracts and all paperwork that needs to be signed. If I had a real estate agent, would they be able to handle all of that to let me do the talking and negotiations between the seller and possible buyer for the property?

I am presently having trouble leasing one of my rental properties. I have been paying the mortgage from my savings. I am upside down on the property, so I do not want to put anymore money into the property. Does anyone know of any loan modification programs for landlords for non-owner occupied properties. The property is in CA. I am approx. $100K upside down. Property is probably worth $110K, and I owed $217K. I am considering Short Selling or allowing bank to foreclose. I am concerned about my credit, since I have excellent credit now and I am money in the bank. Will the bank be able to go after me for the difference in the Short Sale price and the loan amount? I took out approx. $100K during a refi approximately 2 years ago.

I just saw Dean's new infomercial and it that show, he offers his buyers a DVD that will help them make money online from home. I didn't get that offer when I bought Dean's new book so I'm wondering if anyone has any idea where I can get a copy of that DVD. I emailed the DG crew but just asking here just in case someone knew already.

I thought that when we signed up for the "Empowering Conversations" we were supposed to get the new book as part of that offer. Can anyone clear that up for me? Not that the book isnt' worth $10 but from what I remeber it was part of the "Empowering Conversations" package.

Hi. I have been on a consistent search for Hard Money Lenders in WI or Hard Money Lenders that LEND in Wisconsin for months now. I have found Hard Money Lenders that claim to be legitamite and reliable, but are not at all. I have also found hard money brokers that say they have connections and can get loans, but nothing yet. I know they're out there, so I refuse to give up and stop looking. I realllly need to find a legitamite and reliable hard money lender that my partner and I can work with that lends in Wisconsin.
