Mel's Investing Journey

So I started doing this actually in 2010 and "got busy" doing a regular j.o.b. I am now back at this with NO regular J.O.B because i want to devote myself in this.

I truly believe that different strategies work and will work for any market ANYWHERE!!

I have 2 children now and i am moving forward in this biz. I joined Dean and his diamond package and am ANXIOUSLY awaiting for my mentor to come next week! I have been finding buyers, one i am a "bird-dog" for in phx. A little hard because i live in flagstaff, however im doing what i can and using my resources!!

I am so pumped to start making money with this!! I cannot wait to be financially free, because right now i am job free/no wake up alarm other than my kids free.....!!!

30 day journey

I'm really excited this week. I just receive the Deans 30 days of real estate cash and have implemented the blue print he has layed out for us to succeed. Although I'm only on the first day 1-5 it feels like I'm moving closer to my goals. I made a promise to myself I will succeed and nothing gonna hold me down. I might get knock down but I'm gonna keep getting up. On a side note does anyone knows how to find cash buyers off the MLS in broward county Florida?

Just finished the pre registration night at the buying summit. I can't wait until tomorrow to get started. They truly did think of everything! SmilingSmiling

Last deal was a dud, but moving on

My deal in San Antonio didn't go as I wanted. I was unable to find any interested investors to take the home for the offered price. The owner could not lower the price due to still owing a mortgage payment, and the rehab costs were too high. So, I moved on to another out of state deal. The owner was selling it for 39,000. The home was built in 2011 and does not need any repairs. Its ARV is at 72,000. I negotiated 35K and he accepted my offer. He also has a Real Estate Attorney that will get us through closing. I will keep you posted.
