Court Rules On "Finder's Fees"

The North Carolina Court of Appeals has recently ruled on the often-asked
question of whether so-called "finder's fee" contracts are permitted under the
provisions of the North Carolina Real Estate License Law. A "finder's fee" contract
was defined as ". . . an arrangement by which an (unlicensed) intermediary finds,
introduces, and brings together parties to a real estate transaction, leaving the
ultimate transaction and consummation of the transaction to the (licensed) broker."

In a unanimous decision, the Court found such arrangements between licensed
brokers and unlicensed persons to be in violation of the License Law, stating that ". . .
though the finder or originator does not assist in the ultimate negotiations of sale,
the real estate licensing statutes would become meaningless if unlicensed parties
were able to carry on traditional brokerage activities under a finder's fee contract."

Adopting this unanimous decision handed down by the Court of Appeals, the
Real Estate Licensing Board advises brokers that the payment of finder's fees,
referral fees, "bird dog" fees, or similar compensation to unlicensed persons is
prohibited. Any previous advice from the Board to the contrary is rescinded.
Any licensee who pays a finder's or referral fee to an unlicensed person
is subject to disciplinary action.

Does any one know how

Does any one know how exactly to use the foreclosurealert.com website? i searched for my hometown and i found some foreclosed homes and it says the price is 28,000 dollars and then the sqft underneath it. to the right it says amount at default is 69,000 dollars. Is 69,000 dollars how much the house is accutually worth? Theres no way i can make 40,000 thousands dollars right there. can i? please help. im new to this

I've came across a FMV price from a fuzz bo. If it states the maintenance is 50% tax deductible, what does that mean toward the FMV if it's negotiable?

How do I obtain the comp of a 30 Unit apartmant complex?

Hi. Not far from where i work there is an abandoned apartment complex that’s been boarded up for about 10years. I went to the county site and looked up the owner who's about 85years old and probably doesn't even know what to do with it anymore. I also found some information about the property. There are 3 2story buildings on 2lots with 30 apartment units(10 units in every building).My issue is that I can't get the assess value of the complex because it is the only one in the area. The rest of the neighborhood is low income houses. My main interest is to obtain the property, and sell it to the city's Section 8,HUD, or Public Housing Program. Because I noticed that the demand for public assistant and low income housing is rising in the city. More and more people are out of work and even more have experienced Foreclosures. Therefore, they must turn to government living assistance programs.

Looking for help with a house

I have been in contact with a realtor that gave me about 9 forclosures ,they all interest me but there is one that I'd like to get it's a 5 bdrm 2 bth in fair condition for 45,000. assessed 135,000.,Ican do the repairs,don't have any money for it ,waiting on a house thats being bought that I'm part onwer,will be getting around 55,000. for it ,is there a way I can get this house before it gets taken ? Pulling my hair trying to figure a way.

There is a piece of property with a little house that needs about 20,000.00 in repairs not sure if it is worth repair. The house is up for tax sale in alabama I contacted the owners a company in north carolina they are going to call back with price what should I do to negotiate deal. Is their anyway to get money right off top in this deal.


Short sale flips

Freddie Mac recently has come out with new guide lines on short sales.Basically,they are saying if you are doing a short sale, and you plan to flip it to someone else for a profit you are committing fraud. Title companies

I am ready to purchase a duplex. Since I am buying it from a private couple, how or where should the closing be done so I end up with a clean deed to the property? Should I use a title company or my bank? I am buying it as a lease option so I am paying the balance in cash directly to them. Thanks!
