Starting Out

Hi my name is Jim and i got Dean's books awhile back and started reading them and then stopped because i was buying a house through USDA-RD a i am disabled and on a fixed income. So now i have ben here in the new house for almost a year and i was going thru some stuff for our church rummage sale and ran across the books. Started reading them again and got excited.But i have a couple of questions. Is it possible for someone like me who is disabled in body not in mind to do this program and be able to get off the goverment help and be an investor. Second i have been reading the questions and haven't seen this. Do i need a license to be an investor and if so what things do i need to have before i invest.ie.. License,tax number, things like that. Thank you Dean for putting this program out there for us and thanks to all the people who answer the questions we have. Thanks again Jim

I am new to this site. I have Deans books and have read one and am reading the other one now and am very eager to get started. But have a couple of questions. First let me give you a little background on how i got to this point. A little over a year ago i saw Dean on tv and was instantly hooked on his program so i ordered it and started reading it then a few monts later i put them away as i was procrastinating and didn't think i could do it. Also since i am disabled in body but not in mind and on a limited income i thought i couldn't do it. But i was buying a house thru USDA-RD and now have been here almost a year. Was looking thru stuff for our church rummage sale and ran across the books and started reading them again and got excited and now i would love to get started but have questions. First can someone like me on disability and low income and little credit do this to get off goverment help and become an investor.. Second do i need a license or tax number to become an investor.. I really like the options to assign the property and the one to be a consultant as i think with my situation would be where to start.. So any information would help and the answer to the questions in particular.. Thanks Jim

Finders Fee

In one of you comments about getting a finders fee that were not alowed you said to add the fee to the seller and bill them. Is tnis leagle in Texas and what if the seller refuses to pat the bill?

short sale purchase...

Hello Anita,

I wanted to ask you a question about purchasing a short sale. I am living in a house and have been paying the rent for almost 2 years. I started the process to purchase this short sale from the sellers and am due to close on Tuesday. The sellers at the last got an inspection for the septic just last week, Friday to be exact. We found that the septic has failing leach lines, because of this the bank won't sign off on the sale. The seller asked me to pay a portion of this cost. I was told that if I don't help I might lose my chance of purchasing and it would be sold to an investor. I am in escrow right now what recourse do I have if any, and am I liable to continue of paying the rent during escrow?

birddoging and wholesale is the way to go it is not against the law to do so the contract is in your name and you have every right to sell it bird doging and whole sale are pretty much the same but if you lock it up on contract you can get more cash call investors who buy houses ask them what kind of deals they look for and get it under contract or bird dog fee. listen i got a 0down deal done on the house i live in now my advice is anything negative you hear disregard and keep moving you can do it dont give up

I have the address and so on. But I cant find out what bank own that property.
I know that the house was for sale for more than 900K for a year a go, and for 2 month a go the listed the house for 229K as a foreclosure.

One thing I might suggest is go to a local REI club (real estate investment club) and ask some of the investors there. Most towns have REI clubs and there are plenty of investors there qualified to answer your questions, especially about what's legal in your state. There may be a fee to attend the club or you can also locate a free one.

Hi Anita. I tried to find you on facebook but there are way too many Anita's and none with the picture you have here/or it's blank.

My question is at the end of your name there is an "ny". Does that mean you are in New York? I'm in California now and will be relocating to Brooklyn soon. It's a real tough market here in California to work any kind of creative deal (too many peddy laws/legalities) and was wondering if you are in NY, if it any easier or more lucurtive there. Thanks!

I need help with a possible deal!!

I found a house in my town that I think looks like a great opportunity but would like some input on the details. The house was built in 1900 but was kept up well. The house is a 3 bedroom 1.5 bath with almost an acre of property. The real estate agent has this property listed for $119,000 but on total view it is valued at about $130,000. I was familiar with the seller so I started applying some of Dean's techniques to my thinking. The women's husband passed away and she ended up purchasing another house. This is an older women so I suspected that the couple had lived in this house for a long time and in looking up the records from the county I was right. The couple had purchased the house back in 1969 for $17,500, I assume there is no mortgage with this house. The house has been on the market for close to a year now. My plan was to try and get the house locked for 30 to 50% below asking price and assign the contract to a flipper. I know a couple of people that flip houses now but have not yet established a buyers list. What does anyone think? Your input would be appreciated.

Hello! My name is Louis, I reside in Brooklyn, NY. I always wanted to invest into real estate "have the passion but not the experience". As you can tell I'm a little skeptic toward this drive. Yeah, yeah a newbies intuition lol.... This is actually my first time even reading about real estate and how to go about it. What really intrigued me was as Dean recited on a tv advertisement, I surfaced across while channeling. He provides a "no money down system". It seemed unreal but I bought the books just out of curiosity. What I'm concerned about does this really work! He states the obvious in the book "profit from real estate right now"; not that I'm finished. I'm just a concerned cosumer to this product. Not enrolling with much money, knowing that there's nothing free in this world, and living with the rederic "You got to spend money, to make money" attitude but, cautious "sited ingeneral".... So, getting a strong perception toward this outlet would be a shocker for I. Is there any advise you can provide being an investor yourself... Bare with me, I'm walking into a dark room backwards. Thanks for understanding, I'll be waiting for your response.

But if you are ready to look in to the new york area .. then look outside the city... lets say 1-3 hours drive.. there you can find really good deals
