Viewing Videos on the Website

I am having some trouble viewing Dean's weekly blogs on the website. The video will play mostly OK but it periodically skips. The audio plays through just fine, but the video skips sometimes. I am running Windows XP with a Firefox browser. Do I need a plug in or additional file in order for Firefox to work properly?

refinancing a new property

I am reading Deans book and I love it. I read where He bought a new prop. for a fraction of its value and was able to walk away from the closing with I think He said $188,000. How can you get money like that at closing without having to refinance and owe that amount back? Or am I just naive?

Contract Assigning on a Foreclosure

I'm a Proud Newbie! I have a real estate agent who sent me 250 listings. I went through them and found quite a few of motivated sellers. Now my question is these houses are listed and have agents and some of them are in pre foreclosure and some are in foreclosure. I decided to start off with assigning contracts. Who do I talk to if I can't get to the owner. Can I assign with the banks? I am so excited to make my millions!

hey everybody, I hope you are all having a productive week! I'm fairly new here, haven't posted much, just really been going through everything already posted to build my knowledge base. I am pretty much comfortable enough to get started, but Im getting so frustrated in my search for investors. Im doing online searches, but it seems that I keep running into people offering the same wholesaling services I am . Anyone have any suggestions on how to find the actual cash buyers??


quick advertising question

I just wanted to know if it was a good idea to advertise for both sellers and buyers in the same place. Should i post both flyers with each other or no? If not should i advertise for sellers first or buyers first?

yes, they called me after I purchased Dean's Program $4000 and after 45 minutes they dropped the bomb that it would cost me $5188 for them to set up my business. I totally understand the need to set up my business, however $9000 in one week is a bit much for me to take in since I haven't done a deal yet. I will consider them in the future though, that was just too soon and overwhelming for a new person!!


Assignment Deals

Hello Everyone. I reside in New Jersey and have been getting my ducks in a row as far as Lawyer, Real Estate Agent, Buyers, Sellers, etc. Yesterday I found a lawyer I can work with, the first one was closed minded and was not experienced with assignment deals. (It is important that you let no one discourage you!) Anyway my new guy did tell me that this is not being done so many laywers will question the assignment deal and may even discourage the seller from doing it! Has anyone run into this and if so, how was it handled?

I have a seller but not sure I can help

OK I have a seller who owes 420,000 on two different mortgages, One to Citi at 275,000, and one to Chase at 145,000. He has only missed one payment of 900 but is unemployed and feels he will miss the next. So he owes 420,000 on a home that is only worth ab 400,000. How can I help this guy? He seems motivated but I can't seem to formulate a plan here to succeed. HE has 4 kids and I want to help this guy. Any ideas would be great. Thanks for your help guys.

Hello everyone!

My name is Steve and I just finished reading Dean's Profit Now book. I am 22 years old and very impressed and intrigued by his strategies. However, I need some advice getting started.

I would love some feed back about the Success Academy. I have heard many success stories, but I would also like to hear some experiences from people who were not happy with the service.

I am going to begin investing in real estate either way, but can I do it on my own? I currently work full time.

Any feed back for someone in my position will be greatly appreciatedm. I look forward to being a part of this family!

Need advise on how to approach this property

The house sits on 2 of the 4 lots of this property. It is an estate and the owner just passed away, the siblings are the heirs. I was told they are motivated to get rid of it. It has been listed on & off for the last couple of years. I was working with a realtor when I first saw it 2 weeks ago and he hasn't been good about getting back to me with details of the status with the heirs. I called the listing agent yesterday & it is off the market, he took my number to have the brother of the deceased call me. If the market was better, this would be a great rehab. I am being told by other investors it's too risky to do rehabs right now having so much money tied up in the property then trying to sell it. This area is close to the beach & building is going on, so there is some action.

The deceased paid $400k in 2007
His mortgage is $150k
Well... the heir just called me in the middle of this email

New plan- they want to hang on to the 2 lots and sell the house that sits on the 2 other lots. They want to sell the property for what they owe. $149 and are motivated.

The FMV as it sits now is $305k. How can I get the FMV now that the 2 lots will be gone. Would the heirs have to go ahead and sub-devide and get an appraisal??

Need help

Hi, I have a RE with a sellor with 760 properties throughout several eastern states they want to sell for about $42mil and I can't seem to find a buyer interested in this. I would really appreciate help finding a buyer, I don't know what to do. I haven't bought anything yet.

Newbie "Confused about Assignments"

I have two properties that the people want off their hands but they haven't paid their mortgages for 6 months and now the bank is foreclosing, how do I do an assignment if I have to offer at least 30% below FMA and they owe a lot more than that. Do I deal with the owners or the bank and will the bank allow assignments? Owners say they will take anything I offer to the bank but it's now in the banks hands to accept the offers.

Do I place an ad for these properties in the newspaper for a buyer even before the banks accepts? What do I do in a case like these two?

Have you tried looking up the property(s) on the Tax assessors site. Usually if there are more than 1 lots involved they were listed separately. If not you may be able to see some comps nearby by clicking on adjoining properties.
