need help

Hi everybody. I am pretty new to this. I am 19 years old, i'm from Detroit, Mi. and i am a Marine stationed in 29 Palms, California. I'm trying to get started on the AFF and create my website but i'm feeling a little lost. I don't know what i should call my website and have no idea what i should have for my slogan. I'm not feeling so creative and i want my website and slogan to look and sound professional. As a 19 year old Marine far from home, what can i do to be successful in the real estate market? Or am i starting too early?


question

I confused with the 4 forms that is required to do the IEE system or an assignment of contract. I don't know which form is the property disclosure notices mentioned in the book on page 154. I don't if it is a separate disclosure statement or if it is the same form that included with the lead paint disclosure.

Lease Option

I have found a Duplex that is in good condition, has a tenant in one of the unites, and has been on the market for 472 days.
the building is priced right for the neighborhood.
I would like to find all of the information that I can get my hands on because i want to approach the owners about possibly doing a lease purchase.
Could some one please point me in the right direction?


Motivated Newbie Here - A FSBO Questionaire or Survey on DG.com?

Hello to all,

I'm a newbie to DG, my first post.

I'm new to the DG family, actually only about 1 1/2 months now and have never been involved with any type of RE transaction before. Curiosity got me... I joined the DG site after I had seen Dean's commercial for Profit From Real Estate Right Now 4 times in 3 days. Well, I finally took action 2 weeks ago and ordered the books from the site. I am currently on chapter 4... for the second time reading it since I received it. I will read it 3 times before I hit the pavement and go knocking.

I have gained lots and lots of knowledge over the past month or so reading info and the forum posts on the DG site. I did also read the newsletter and the successfest 3 part guides to fast profits. Now, the book has pushed me to go to the next level, it is amazing! What Dean, the DG team, and the DG family teaches and actually shows you step by step seems flawless, on point and offers unparalleled support.

Going through the site and now the book, I have realized that the quickest and easiest way for me to start and make my first deal here in South Florida would be with Contract Assignment. There are Foreclosures, Pre-Forclosures, and REO's everywhere in my area. I have a few nice targeted areas that I have been watching for a month now and see many FSBO signs that seem to be unadvertised other than their yard signs.

Please, forgive me for the babble.... To the point and my question.

Is there a FSBO questionaire or survey anywhere on the DG site? I say a questionaire or survey as in... a detailed list of questions that I NEED to initially ask when I contact a FSBO property owner. If I do recall correctly it was in chapter 6 or 7 that had information about a questionaire to find the sellers motivation. I am looking for something similar to that.

I'm truly excited and motivated about capitalizing on the RE opportunities out there and have vowed to myself that I will not watch things happen... I will make things happen! NOW IS THE TIME!

Hello,
I just purchased my books, I've read all materials from cover to cover. I was wondering if there are any Investors here in Baltimore City that could help me out and help me get started.

I feel as though I am giving up before I get started. I have so many people telling me that I won't make any money and this isn't worth my time.

I've tried to contact some real estate agents, they just keep trying to sell me houses with large amounts down and I can't seem to find No MONEY DOWN DEALS!!

I have one house that is Owner Financed and they said I could use the equity to purchase the house. I am not sure how to do that.

Could someone give me some advice and help!!!!!!

I got on to a site that had a gentleman talking about going through a bunch of real estate agents. He said he sent them papers. I was wondering what he sent them? Assignment of contracts, owners disclosure, I would like to know. I have stated to contact agents to see if they will work with me. I need to back and read Matts method to I know how to sell my self. where do I begin? I'M so ready!!!

May I get some kind of guidence on what to do first. I am so ready to get moving,the problem I have is I dont feel I have the enough knowledge in realestate to talk to realtors or investors. I have a broker who is willing to work with me she is my friend thats how I got her on my team.If I build a web sight or start getting calls I'm affraid I wont know how to answer some questions or which forms to use for different deals. Dont want to make a bad mistake.All I need is a few deals to get into the rythem and learn the procedures.Its like putting a investor in an operating room he wouldn't know were to start thats how I feel.I am very motavated and will do anything to make this work.I just think I need someone to guide me until I can take flight.

I have a question about obtaining a real estate attorney. If I have no money, how can I secure the services of an attorney, who will most likely be expensive? What are your experiences out there?

Need some answers

I live in Southern California and I am actually starting to line up deals, I have both buyers and sellers and now some questions have arisen. First, does the owner of the home have to contact the bank and let them know that they are going to be trying to sell the home before it goes into foreclosure?

Second, If the letter for Sheriff's sale has been sent does this mean the property in now a short sell?

Third I have a lady who is pretty far behind on her taxes so does the investor have to make that up or do I include the missed tax payments, and the missed monthly payments to the mortgage price?

Found a great foreclosure home to purchase. I have great credit and some funding available. My problem : I have several Real estate investments in my financial portfolio that is keeping me from gaining the needed mortgage for this new investment. I have been seeking money from various sources, but no luck yet. Can anyone give me advise?


i am a nubi

I am a nubi, I do not have any real estate experience, but I have read Dean's new book(How to profit in today's market). I have found an ugly two story house and the owner is asking 100,000. The house has been sitting for 12 yrs, and needs to be torn down. I live in Southern MD, and I am thinking about putting in a bide of 30,000. With the recession, should i make the offer? I have also found a foreclosure and i am in the process of calling the owner. Can someone guide me through these deals. Any advice is really appreciated. Thanks to all that responds.

Website Recommendation

When I reply to a post to Indiana Joe or Rina for example, after the post the website puts me back to the very beginning of the journal. Since Indiana Joe has 30 pages, that is a long way from where I want to be. Is it possible to stay at the page in their journal where I made the reply? That could save a lot of traffic changing pages unnecessarily. I am sure you are aware of the results of economizing web use.

Pre-foreclosures vs. Foreclosures

At what point in the foreclosure process is the best time for the investor to come in and attempt to purchase? Looking at some of these properties, some indicated "Notice of Default" and some "Notice of Sheriff's Sale". Is it correct that once it hits the sheriff's sale point, that is when it is scheduled to be auctioned?

If it just indicates "Notice of Default", isn't that just the beginning of the foreclosure process? Is it at this point the investor can work directly with the homeowner to attempt to purchase the property. If only a notice of default has gone out, does that mean that the sale is still in the homeowner's hand or does the lender still have to approve a buyer of the property at this point?

Also can anyone provide an example in this situation:

Default amount = $179,00
Purchase amount = $215,000

Is the default amount the amount the unpaid mortgage payments or the remaining amount that is still pending to be paid from the original purchase amount?

I'm not clear on how to determine if a pre-foreclosure/foreclosure property will be a profitable purchase for myself and a possible assignment end buyer. Can someone provide real life examples of an offer formula to show the profitability for me to lock up a contract and then the formula to determine what margin of profit I can make with the end buyer if assignment contract is used.

Lease option

I recently ran across a nice property I'm thinking of keeping for myself to live in. Its been on the market for 3 months, no offers. Priced at about $30000 below assest value.It needs some work but I can see the potential. I am currently in a house that I got before the market went bad. Due to a divorce and an injury my credit is shoot to say the least. I could rent the place taht I have and get a small cash flow from it.But with no money and bad credit, how would I get this other property? Any suggestions? The owner wants to move fast according to the agent.Help

I think your title says it. That's one way anyhow.
Have you checked with the agent on the BUNCH of ways the seller is willing to accept your offer and is lease option one of them?
If not, you could try any way. Can't get if you don't ask.

OBTW: It's a great plan you have, getting out of the "old priced" home and into another at a better value. A great time to move! That's just my own little opinion.

Scared But Ready To Go

Anita, I have finally finished reading both of Dean's books and though I've digested alot of info, I'm not sure where to begin. Do I set up my pre recorded message? Flyers? Ads? Buyers' list? What? It's like there is so much to do all at once! I called the academy to see if I qualify but I dont have the funds to get started with that yet as I'm in the middle of some legal matters right now and funds are going to lawyers,etc. I do have one asset in my pocket but I'm not sure it's the time to use it. I'm a veteran and I have access to my VA housing loan for life. I'm ready to go but overloaded with info and dont know what my next step is. I see a whole bunch of different properties here in Philly and I know I can get it done here. Help!

I'm looking to change my life within 5 years and I know that real estate will be the catalyst. Heres my question. If I find a great deal underpriced, lets say.......house is selling for 110k, I put it under contract for 75k. I want to keep the house for a rental prop. I advise seller that I'll close in 30-45 days. Now understand my options would be a no money down transaction. Would I have time to liquidate the equity? If so, how long would the process take and is 30-45 days a good period.
