I have been trying for years now to retrieve my $5000.00 that I invested in a real estate coaching program that not only was useless but did not work. I was also promised the return of my $5000.00 in 30 days if the program did not work for me. I was also told that my profile would be perfect for a tv success story. What success??? I am outraged by how many people you have scammed. I spoke with your office many times & was always given the run around. I will be filing my complaint with the Better Business Bureau & every other institution that I can to get my money back. Answer me this one question...If Dean has made so much friggin money as he has claimed then a measley $5000.00 should be nothing off his back. Iam a newbie in real estate.Just purchased Deans book.My question is with me being located in Brooklyn NY does Deans book apply to New Yorks market? Where would I find foreclosures in my area?


contracts

is the contract for a no money down system that dean gave us in his book all we need? or is there more paper work dat need to be signed? does an attorney have to be with us at all times while all the contracts are being signed or wait until the closing? i hope somebody can help me, because im real nervous about doing these contracts....

understanding listings.

I do not understand what (BMK) is under the "status" section of a listing of ta property. Other examples are (NEW,CHGP,ACTV). Don't know what "BMK" maens.
Can anyone help me out.

Surronded by negativity, and no support

Hello,

I need some help. I am constantly around negative people. Since I was a little girl this is all I have known. I have also had a passion for real estate at a young age as well. I am more determined now to change my current situation because I have children now. The problem is I don't have anyone around getting excited with me about wanting to change our life, and make things better so this causes me to give up and stay STUCK. I am becoming someone I do not like, I am more angry and frustrated, don't never take vacations, etc. It is effecting my marriage, my husband shoots down everything that I do to help our situation. He is more negative than my family. I NEED HELP and SUPPORT!!! I am keeping secrets from him now, and that bothers me. But since I bought Deans books, I have opened a savings account, and started doing little things that my husband don't know about to help better our situation. Is this wrong? He tell me all the time how everyone on the Internet, and TV just want my money and won't teach me nothing. I have believed that for years until I saw Dean. It was something about his spirit, I believe he is original. You don't get that alot. So, if anyone can help encourage me please do so, because I am trying, but I feel like giving up once again.

I own a three unit office building that I am having difficulty leasing the 3rd office. I have this unit close to 2 years and have had difficulty having all 3 units rented. I have two prospective deals that are already under contract with an investor. he is looking to assign his deal to another investor. I have an end buyer ready to buy. Do I need to have a title company or attorney draw up another contract between me and the end buyer and how will this work as a win-win for the investor the seller, me and the BUYER?

Foreclosed homes

Hi everyone -

Just finished Dean's book today and brand new to all this and the site YEAH!

I wanted to let you know that by calling the banks foreclosure department they will give you their website and you will see their foreclosed homes and it gives great details about the home, loan, and sometimes pics, etc. I called GMAC today and WOW! I live in Livermore, California (San Francisco Bay Area). Good luck!

Stated Income Loans

I put an offer in on a property last weekend, but will have to withdraw it if I can't find financing soon. I have excellent credit, no debt, and about $150K in the bank, but no varifiable income. The property is a short sale with a tax assessed value of $1.2M. It needs a little work to get it in shape for resale or rental. The list price was just lowered to $699K after many months on the market. I offered $625K, a price at which I know I can make money on this deal. My research indicates all subprime lenders are history, but a stated income loan is EXACTLY what I need! Can anyone help me find a funding source?

Short Sales

Hello Everyone!

I just joined Dean's site today! I'm currently involved in a 'Short Sale', and, expect to close within two weeks. My question:

1) Once a 'Short Sale' is listed by a licensed real estate agent (I'm in Florida)... and, conducts the 'BPO'... accepts and submits all contract offers to both the current owner... then, forwards these to the bank (lender)... Next, the listing agent changes that property listing from "Active"... to "Pending"... My question: Can I still make an offer to the bank (lender)on a property that has 'gone Pending'?? If so, what is the process?? Thank-you! Smiling

AM I MISSING SOMETHING

Hello everybody. I have read profit from reAl estate right now at least two times wrote in margins,underline,highlight etc.I HAVE BEEN READING EVERYTHING I CAN ON THESE FORUMS and its all awsome imformation and advice and not least inspiring but Im not quite sure what I am missing. I have located numerous FSBO properties but have been reluctant to pull the trigger because I cant seem to locate any legitimate investors. I have read on here about attending RE auctions and clubs which I have not explored as of yet but I have posted adds in stores,left my cards with numerous business's made a couple adds on craigslist.com and all I seem to be getting is juck mail,spam and invitations to check out there money making schemes or help with there programs. One guy even asked me to help him move.I have read most of the posts on locating potential investoron here but I think my aproach my be wrong or?


Dean's New Show Driving in a Car

I was wondering, I saw the new show that Dean just released about a month ago where he is driving his car. In that show, he is offering basically the same materials that I purchased back in the spring. The only difference is, the special report has changed. The new one is about locating funding. I would like to know how I can get a hold of that report. I have the old report, but since I already have the books, I'd like to just get the new special report. Can anyone help me with this?

Just curious . . in order to have the seller sign a contract to have you sell the property for them, then basically assign it to your buyer with the $10,000 mark-up/fee/commission, and then bill the seller for the fee, wouldn't one need to have a real estate agent's license?
