I would suggest market research and looking for deals in your area just to get a feel for what you'll be doing.I am trying the AFF program and in my 2 days with it I see a lot of potential if the right techniques are applied.I created folders for different types of deals when I find leads.Even one for just investors I find.

I am having trouble downloading the files with the file extension “DOCX”; they appear to be a zip file but once I have it opened all I have is HTML files that I can not read. Has any one come across this and do you have a fix?

I have found a motivated seller. However, I don't know if I should place an offer to purchase now and then look for a motivated buyer. Or, if I should look for that buyer first and then approach the seller.
This is my first attempt at Real Estate investing, and I want to maximize my 14-30 days.

Does anyone know when doing an "Assignment or IEE" deal if you have to use particular contracts that pertain to the state that you live in or if you can use the general contract forms?
i am very new to this and was wondering: i am in long island, ny and i have seen some trailer homes for sale which cost much much less then regular homes in ny (i really don't have any money to begin with anyway and still trying to build my credit up right now my score is about a 670); would it be a good idea to to try to purchase one of these and rent it out to section 8 just to get started to see how all of this works. also being that it would not be my primary residence would i be able to get some kind of first time homebuyer help
(i am a first timer) also would i have to put down a full 20%?
Some family friends are going to sell their parent's house. They all live out of town and the house needs some repairs/remodeling. It's in a decent part of town. Has a $65000 mortgage on it from 1999. Homes in the area are selling for 85-95 a sq ft. Zillow has it at around 150,000. It has 1842 sq ft. How can I make money on this and help them make more than if they listed it? I don't want to get in trouble for selling re without a license. What steps should I take? They will probably let me have a few weeks while they fix it up but the "agent" friends are hovering around too. My husband can do some painting/fixing and knows other construction people and may actually act as a contractor for them. They are in town this week trying to line all this out.
I want to sound really professional and all but I don't really have my act all together yet.
What should I do? We have nasty credit and my husband just got laid off and all the credit cards are full and we need to eat and hopefully keep the electricity and water on.
Help help help! I'm trying to save up money for the academy but just not there yet.
Any advice greatly appreciated!

My name is (Les Howard Jr), I never finished high school and I'm not a book smart student but I am very mechanically incline. I'm 48 years old I live in Utah, and built and design my own log home and I have a wife and two children, and I been in the construction field for thirty long years, and been a electrician for twenty years of them. But I recently have been losing my eyesight and have a hard time reading books and plans.
Recently I was working for a very well establish electrical company, and thought I would not have to worry about looking for work anymore. But I was so wrong because I went to work one day on Jan/4/09 and the door to the shop was chained and my Boss said people are not paying there contracts, so I can not pay your salary anymore. So I have been looking for work ever cents then, and can not get anyone to hire me, it's getting very critical that I get back to work .
I have always wanted to be in Real Estate. I use (Carlton Sheets Training Course), but wanted to much more money to move up. I have been taken so many times before on other Real Estate training, and they never give you enough information to make money and they always want more money then you have, time and time again to get more useless information
I just hope that this is not another scam to, because I can't afford it, and I'm about to lose my own house if I can't make this work. I'm a very hard worker and just need the right and truthful information and not another scams! So are the new books (Profit From Real Estate Right Now and Be a Real Estate Millionaire)

Help ! I thought I saw a form letter in one of Dean's books to take to small banks explaining to them a desire to being in RE investing and to get financing---now I can't find it ! I can find the one to take to brokers, but not for banks for financing---can anyone direct me ?

This is my first post and of course it is complicated.
I have found a HUD foreclosure that they are asking %116,300 for. I am considering offering $95,000 to $100,000 for. The homes in the neighborhod range from $125,000 to $130,000. The home needs some minor work in side mostly cleaning, some paint and patching, and old carpet taken up but not necessarily need to move in. I am estimating about $1,5000. The roof will need to be replaced and I am estimating about $5,000 for a new roof.
That is the easy part. My situation is this:
1.) I am in the middle of a divorce
2.) I have been out of work of and on this year. I am starting a new job at the end of the month. It is a 1099 job- commision only.
3.) I still have a decent credit score.
4.) I have $7,000 in cash
I know I will probably have to use an FHA loan, but I don't want too if I can avoid it. Can any one help me with any creative solutions on putting this together. My intention is to occupy the home.

I posted an ad for buyers online and I got one response with a link in it. The link takes me to one of those sites that say they buy houses cash no matter what the issue is. Of course it lists all types of situations but I was wondering would that be something to look into doing or not? The claim to close in 7 days so it seems very interesting.

I am working with a homeowner that missed 6 monthly payments for a total of $18k. The mortgage is 365K but the home worth in the same ballpark. The home is in a GREAT neighborwood. The owner wants to be out of the home if i can give him 20k. i have all the owner docs. I dont want short sale because i wont be able to find the down payment to buy it back. i want to buy for myself. was thinking about a sub to but want to know the way to do it.

We are only a few months into this ourselves, so we can't give too much advice, but we can tell you what has worked for us so far. We registered with our State, and
became an LLC. Then put together your power team. You will need to have on board a real estate attorney, a contractor, and a realtor/broker. Next, we started searching for buyers, and sellers. Find some buyers/wholesalers on sites like Biggerpockets.com

Backpage.com
yahoogroup.com
linkedin.com
meetup.com
Talk with every FSBO home that you can. Ask them questions as you do the walk-through. Find out why they are selling. The best ones are those who are recently divorced, moving with husband's job, a probate property that they were left from a deceased relative, parents died and left the home to sell. These people want to get out from under that house quickly. You will probably be able to get that home at a great discount.
Then, just get your name out there. Tell everyone what you are now doing for a living. Get out as many business cards as you can. Give them to whomever will take them. Then, get busy networking. Go on all the real estate sites, and tell the wholesalers what you are trying to do. You might want to begin as a bird dog or "finder" for them. There are a LOT of wholesalers out there who will want to work with you.
To build you retail list, put out ghost ads for houses on the internet sites, and put up some flyers at hospitals, doctor's offices, colleges, etc. Then, the last step, is just NEVER GIVE UP! It isn't always easy. It may take a long time to become successful, but just keep going forward. Network, network and network!!! Things will begin to come together for you.
