I am starting this journal as a personal accountability system for myself. Nothing like putting yourself in a public forum/spotlight to feel the pressure!

I'll save my past and sad story for my bio (and for opportune moments on stage Eye-wink). For now, I have recently purchased one of Dean's programs, The Rock Bottom Blueprint.

I've begun watching the many hours upon hours of information. I could spend a week watching, taking notes, scheming, and learning more and more. I have never had a problem watching, reading and learning though. My issue has always been taking ACTION!

To counter this, I made my goal list and worked backwards with steps to reach my goals. One goal is to close a deal in 35 days. To do this I need to build my team and my buyers list. Even though I work ~60 hours a week on a graveyard shift, I will focus on realistic goals to accomplish my 35 day goal.

Week 1 goals:

To build my team, I will contact 4-5 real estate offices a day until I have 4 real estate agents working different areas for me. I will also use the resources of the agents to identify reliable team members for other positions (title, contractors, etc.).

To begin my buyers list, I will place 3-4 ads on free websites (such as craigslist) daily, locate REI clubs and groups in close areas, and strategic use of bandit signs.

Revise and Revisit!

Ok, so one day down with no true results. But I think the phone calls will be easier as I go on. And my methods for gaining buyers can only improve with practice.

Contacted 4 real estate offices with no success. Reached one real estate agent who wasn't inclined to work with investors and let 3 voice mails. I will try calling in the AM before I get some rest; may have better luck.

My ads placed in craigslist haven't received any attention. I will take a look, compare to templates and suggestions in Dean's books, and then recast my fishing line to see what I can get.

I found an agent open to work with investors. . . AND a contractor for making quick repairs . . . AND a few good leads on properties.

I feel productive and have a few ideas in my head about which property would be better for which strategy.

Now I need to research some more on the actual bidding, offer, agreement, and contract bit. I know some parts and clauses of the contract, but I have no clue how to go about putting it together and submitting to a seller and another to a buyer. Any direction or advice for a new investor?
