Randy is really mean. He's doing one-on-one coaching with me, and now he's insisting that I pick a city to start investing in. How in the world can I pick one place. I'm on the road so much that I just can't decide. I've got until 9:00 am tomorrow to make a decision that will most certainly change my life. No pressure here.
Plus, he says to start a journal to keep things authentic.

So, I called him "Dr. Randy" (just like Dr. Phil) since he got into my head and helped me own up to my fears. So, I did pick a place to invest... Durham, NC, with my eye on other places while I get more comfortable with investing.
On Monday, Randy predicted I'd say "wow" by Wednesday, our last day. So here it is ... and over so quickly. We did a lotta talking each day between our action items. On Monday we found a realtor, Tuesday we visited properties, and Wednesday we reviewed the numbers ... which brought a big WOW out of my mouth!
A salute to you, Randy. You made it come alive for me. The pieces came together and it finally made sense. You have my gratitude for your help. And, I'll pay you back by making my first deal, and I'll pay it forward by helping someone else. And I promise I'll call Craig and the other coaches for more of their wonderful help.

Worked on Randy's spreadsheet to estimate expenses. Adding all the items and installation charges. Going to Lowe's on Saturday to collect numbers and prices. With that ammunition, I'll be able to work the numbers on two of the properties we visited in San Diego.
Adding prices to cost estimate worksheet so I don't have to redo it each time. Loni sent several more listings to review. I'll check each against the sheet. It's a research and sign-making weekend.
Ok, so after hours at Lowe's, I'm probably only half-way thru the list. What an exhausting job. It will be great when it's finished. I've got some questions on the spreadsheet, though, like how to compute the cost per square foot for plumbing, electric, etc. etc. I figure Randy will still be at the Edge 2011, so I'll call the coaches for help. Sent realtor a tentative offer and asked for her opinion on how that would fly in San Diego area.
I've been reading the comments ... what a wonderful event for everyone who attended. Randy said the best part was the networking, and it sounds like it happened for many. Ah, next year!
Well, I got my brother George interested. He's checking out the neighborhoods and looking at houses. I might have to move here to work with him. This is getting exciting.
