My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.
I will try to stay on track.

LEASE OPTIONS REALLY WORK We made 8000.00 this month

We lease optioned our second property this month!! woo hoo!! We made a quick 3000.00. And we met our goal!! And that is something I am soooooo happy about. I am finding the more I set goals the more I acheive them.
Now on to the next one. We are looking for 2 more LOs.
Just can't believe how easy it was to find the buyers. I am so excited I think we found what we like. All I can say is marketing works;craigs list works, and bandit signs really work! Our phones rang off the hook. We received 5-15 calls a day. It was very hard to keep up. This is just so much fun Smiling

we are gettig ready to go to

we are gettig ready to go to the edge event!! I cannot wait. I havent ever attended anthing like it. I have been motivated for a year! I been motivated to push on to the next level. I have learne that if I set a goal and strve for it I will succeed. I have found the confidence I thought I would never have. Don't get me wrong I am not as successful as I would like to be... I have not met that goal. but I seriousily know I can do it...
Today was my last full time shift at the hospital. I am officially partime! hee hee hee!. I am scared and fearful.. but like Carol Stinson says Do it scared" I will. I could what if myself to death... Be my support everyone.

After the EDGE

Dan and I are back for the EDGE and ready to go! It was such an amazing time. We met so many new friends and spent time with some old friend. It was like the best family reunion. Thanks Dean!!!
We are setting goals and making plans. Bandit sings are ready and going out tomorrow! We realize we have to do a better job marketing so we have been brainstorming to GET THIS BUSINESS GOING!!!
I closed 2 deals today! that's 2 in May already Smiling We are working on our buyers list We have 5 solid buyers and another 5 we are proofing. We are also working on a fix and flip. This year is going to be awesome. With my Best friend at my side Smiling

DAn and I Went to the court

DAn and I Went to the court house auction today and have 3 new buyers to add to my list.Yippee! One is a lady who has an inheritance (Hmmmm) and was thinking she would by a house at the auction... She was so intimidated that she just stood there silently. After most everyone left she approached Dan and I and ask us a few questions.. them she thanks us for being so nice and approachable. We exchanged information and guess who will be finding her a house!!! Thanks right it will be a win, win, Win!
The other two were seasoned investors I LIKE IT!!!!!

After reading a few peoples

After reading a few peoples journals I'm feeling a little guilty for taking the weekend off!!! HA HA HA!

Back to work....... Dan and I have started our first real hands free rehab. I cant believe Dan is finally getting it . I have been trying to convince him for sometime that he make more money finding and negotiating deals than slinging a hammer!! He even secured private money to fund the whole rehab! Woo Hoo!

We have a pretty good buyers list now. So now to find houses! Just like Ali said! I need 5 properties right now. We still need to organize some in our office but we have a plan. And that is a big accomplishment. We had a bandit sign frenzy and received 14 calls in 2 days and plan to put up some more focusing on sellers! We Found a few good buyers and we still getting calls Smiling
We picked up a couple more management accts. I,m still working on streamlining our business.

We have completed 2 deals in May. This Thursday I sign up our next lease option seller. This is going to be a good deal!! It is a home in an up scale neighborhood We are taking it subject to (Thank you Keith Boley for teaching me what that is.I just wasn't grasping the concept!)

So this is the plan for this deal; The balance owed is 190k. The FMV is 220k. His payments are 1025/mo. We will have him agree to a 5 year contract. I will market it for 210 for a 3 year contract at 1500/mo 10k down and a purchase price of 210k. We will make 10 upfront and up to 15 on the back end with 425/mo cash flow!
I will let you all know how it goes.

It is wonderful to see us being organized. I can see the the matching up of seller and buyer starting. We have always been the buyer... A different mindset. YES, we can do this!!! We have all kinds of possibilities ahead.

I have been at my JOB for the past couple days one more shift to go!! But I pick up 2 more retail buyers and a person wanting to buy a foreclosure. I swear every time I go to work at least one person approaches me. Smiling

Its been a heck of a week.

Its been a heck of a week.
I was speaking to one owners of a property we manage. He wanted my option on buying some more rental properties. I started thinking as he was talking, I should ask him about private money so I did... And he said yes!!!! He wants 3 year terms at 10%.. Woot Woot!! He also wants us to manage the new properties too...
Secondly, I picked up 13 new units for management! that is very cool too. I must reach 150 unit by September. That's my goal.
Our rehab is 95% complete and will go on the market in about a week. Its a duplex we purchased it for 45k and have put 15k into it and our asking price will be 85k.
I have finally figured out the wholesaling strategy. so now back to work.

things are getting

things are getting pleasantly busy! We have picked up 16 units this week 5 being moderate/upper end homes!! and an 11 plex. Our goal is to hit 150 by September 30th. Lets GO!!! It seems we are getting something everyday. I started working with a new Realtor and so far she is preforming. I hope to meet face to face Thursday. If anyone has words of wisdom with this initial conversation, please let me know. Why is this stressing me??? I have been pitching my company so much I know I can come across confident...

I just love it. We got a signed contract today from one of them. tightened the contract with the multiplex up today. It needs a lot of work. the old manager didn't do much I tell you. Everything is dirty and overgrown. All but 2 of the tenants are moving out. We have lots of work to do on this one. So exciting!!!
tomorrow I sign up another one, then another on Friday. It all good Smiling

Dan and I made a chunk of change today!! Our oldest lease option finally is finished!!! The tenant buyer refinanced the home and paid us off. This deal started in 2009. WOW what a journey
We have one more going We get control of it Monday. I cant wait Smiling

Dan and I are so busy and I thank God everyday.
Our last deals was so sweet and we have more coming. Life is good. Smiling

We signed up 15 more units this week all in desirable areas. This will increase our cash flow about 2k a month,for the company, that is great!!! Smiling Closer to our goals yeah!!
We have another lease option deal going. We took over the property as "subject to" Number are; FMV 230k, the seller owes 190k, we will sell it to our TB for 210, leaving some equity for our tenant buyer. We want 10k down leaving balance of 200k for them to finance in 2-3 years. Local appreciation is about 3% a year. So the home should appraise well above 210k. We are setting it up so that we have about 200/mo cash flow on the property. Over 2 years that will be 4800 dollars income. In the end we will make around 18k and the TB will have at least 20k equity and the seller will be free! It's all good! Smiling Of coarse this is dependent upon the market.

I did a video recently titled "opportunities are everywhere". But I don't believe people really know just how many opportunities are around or just dont understand what I mean...Just today at work I had 7 different situation come up that will make me income on some level. I was contacted by a past co worker who wants me to buy her house, another co worker asked me to be her real estate broker.. that is 4k for about 2 hours work! I spoke to our latest couple that We are mentoring to be a buy and hold landlord, we manage the properties, (bonus)and they are interested in a property we are selling and this could be 15k profit, I spoke to a renter, on my break I set up a negotiation meeting with our next tenant buyer, this will be a 5-10k profit at signing. set up a meeting with another TB as a back up offer. And I emailed potentials renters.

The believe the news is out Dan and Donna do real estate!!

This week We met with our new agent. she brought a agent that is an assistant to her. The meeting went very well. She is very experienced. And was open to all types of things. I tried not to discuss strategies unless she brought them up..So cool to have someone understand and not be upset with what we want to do. Dean and Matt - are right Remax does train their agents to work with investors. I had been so afraid to upset people did look for an agent that would work for us. My daughter is an agent. But she isn't the person I need, even though I wish she was. That was the first thing Diana asked me. " your daughter is an agent, why aren't you working with her?" Our community isn't very big and everyone knows everyone. I was very pleased with the outcome of the meeting.
Now, I have to live up to the picture I have painted. That I am investor. that I knows what in the hell I am doing. That I can close 2 deals a month... I am frightened and excited at the same time.. this is a challenge. I have buyers... I will find more... I have Dan to help me.

Another one under contract

Another one under contract today! Im trying to catch up with Jen Gray! hahahah!! Seriously, she called on a nickel ad "I buy houses". She inherited the house and it has caused her nothing but heart ache, behind on taxes, she tired to rent it. that didn't work it lead to an eviction.... she is just done and we were there to pick up the pieces... FMV 155k under contract for 85k it needs cosmetic repairs only. Rents wills be 1050/mo. It a no brainier. We could flip it but whole is the plan.. Planning on making another 10k here. Smiling

I fired my second broker too!!! It going to take a while I think in the mean time Im promise to summit one offer a day myself!

We are currently completing the exterior of our monster house!! Yipee so I am giving that project a lot of my time. It is going to look great.

Im kinda in a funk right now.... wondering what to do. Overwhelmed Smiling

Our last LO when sideways. and now our plan is to make it pretty and market again! We can make more money that way. The last tenant buyer we had in there did some stupid crap like broke a large window. He tore off half of the deck.He took the frame off one of the windows, lefts a huge pile of old lumber in the front yard. they did repaint the kitchen. We are going to have to fix all these little things. We figure a couple thousand dollars. But that way we can get 10-20k down. this is an upper end home in a fantastic neighborhood. The same strategy does work as in a working class neighborhood.

We have private money notes coming due. And we have to figure out pay off for them. When we first started we did some things I sure would do differently now.

Well, I'm sure your next broker will be the one; and if not, who cares... you only want A players on your team, so it doesn't matter how long it takes or how many you go through until you find the right one Eye-wink

Don't try to do everything yourself; that's how we get overwhelmed, which is easily done when you keep your pipeline full... Look for those jobs that you dont like doing and take up your time, and see if you can delegate them...

Ghost Ads success story

Ghost Ads success story chapter one. We had a lady call on our ghost ad a month ago. She is the POA of an estate. She had been caring for her dying friend. The property is dirty and had 3 adult children living there with Mom. The POA had to evict them. Today the place is empty and we have it under contract for 120k FMV is 220k. It needs 30-50k in updating. this is a flipper for the right person. We are going to wholesale it!!! I will have it marketed by morning.
