Today was the first contact I had with Real Estate Agents. The first agent I talked to said there is no-way I can do an assignment of contract, and who ever told me that knows nothing about real estate. He told me Deans program is a scam and I should not have anything to do with investing. He got me second guessing myself. With the next Agent I talked to told me that she does assignment of contracts all the time and don't listen to the first agent, we had a good conversation about real estate. Another thing the first agent told me if I stayed with investing never use his company at all.
I have 3 more interviews on Thursday. I hope they go better.
I confused and still very interested in this business.
On a tax lein sale you could bid on the property for about 1000.00 or less it depends what they are selling for.

have you considered renting to own? if you can not find anyone to help you I would be happy to at least where i can or have you considered section 8 housing?

Yup that's what I'm doing right now. I live in apartment that is entirely too expensive (well not really) but they aren't fixing the things they are suppose to. I am trying to cut down on my expenses so I can afford some things. Buying that PFREN was a big decision for me. I'm also thinking about changing jobs because the one I currently have isn't offering any health insurance and I need some right about now.
I am scheduled to look at 2 properties today, but I'm really interested in the old 29K properties in the neighborhood I grew up in. A lot of the people in that area are on section 8 and that would probably bring in money. The property I'm looking at is 29K with about 17K in rehab and the ARV would be 60K so I stand to make at least 14K off the property if I decide to sell it. Or if I decide to rent it have some other monthly income coming in. That's what I've been looking at.
I don't mind staying in my old ghetto neighborhood for a few months while rehabing the place. At least I'll have some where to stay that would be very very inexpensive. I sent an email to the owner and I'm anxiously awaiting for them to get back.
So my wait begins....
Congradulations...you seem to have a plan and i am excited to see your dreams prosper. Now if I can get started like your plan my business will expand like I know yours will, maybe we should become partners and make a good deal happen for us.

Today I joined the Success Academy i did the orinentation and I cant wait for the rest.
On Friday I meet with DJMario a Dean Graziosi student, I will meet him at 12:00 at Panda Express, Then I meet with a Real Estate Broker in Arroyo Grande California. We will talk about many things and ideas to think out of the box. We will talk about an REO, thats here in Santa Maria selling for $265,500 and the Appraised Value is $310,000, and the good thing about it is its in good shape except for the front yard which needs watering and trimming of trees, not hard work.
All of this has put a calm feeling in me but at the same time I am very excited about starting my business.

Tonight was my first REI Group and it was awesome!! It was great meeting all
and I learend some things, like there are real estate agents out there who are very highly motivated not afraid or should I say "shy" about putting in a low offer, in fact she encourage"s it.
the last couple weeks I have been going to a REI club A REIA club has asked us to join there ranks. I am not sure what that entails but it might be good, we need to setup a board of directors and I think another one of deans students is going to be the president, they need a VP, Secretary and a treasurer. But I really need to focus on locking up deals, then selling them. I am not sure about the money part, I know I can go with a hard lender but if I setup a llc,do they go on its credit or how does that work I have no clue. I have to have an LLC as long as I want to be in REIA. Also i have to pay yearly dues of about 170.00. Focus Bob Focus.

I have an "EASY FEELING" now and before it was full of anxiety, but with deans help and guidence I feel at ease every time I talk to a possible sell, buy, rent, flip or a probate offer. It feels like a fix, when I preform the Real Estate it excites me thanks to Dean. I should put a team in place I have not put one together because I have not needed one. Yes I have dealt with Realitors, mortgage bankers and brokers and I have spoken with many title and escrow officers, really they have all made investing so easy, and thats why i have not put a team together.

So I noticed you have looked and/or are looking for an agent. I'm doing my best to catch up on your journal....but have you written the agents you are looking at individually? Have you tried Matt Larson's letter to agents?
Basically, I did a search on Trulia, some google searches on local realtors with recommendations, and then I sent that email to the ones that I wanted to send to...that email is serious. Those that respond, will take you seriously, and when someone questions you or tells you "there is no way that will work", then it just becomes easier and easier to say "OK, well, thank you for your time and best of luck to you" as you say "NEXT" to yourself and move onto your next agent. I do believe a lot rides on your confidence level (in your presentation to them), and your true vision that you will find an agent with YOUR vision too.
Look forward to following your success and glad to hear of your EASY FEELING lately. Stick with it! So much of this stuff is all your head, you know (in terms of it not working)....I have been battling with that myself in the past day, so I thought I would step away from my own journal and look to my fellow DG family and all THEY have going on

I have written, called, tryed craigslist, talked to alot of people, still like you say they really seem interested but they end up being the nay sayers, telling me what I can and can't do, even once there was one who was very interested and seemed on the outside to be real and a real worker, well I told her to make an offer on a foreclosure and when push came to shove she baked out and told me she would not nake the offer it was only 15% below FMV, and she has not talk to me since she won't even take my calls. However I am not going to let that block me from the path i am following (Dean)

Tomorrow I go and see another REO and it needs to be flipped. I am really excited about this real estate beause dean makes it easy {its hard but easy} if that make any sence. I went to a seminar last week on "Notes" there was so much information they had to split it up into 2 days, the next and last one is on the 5th of November, the speaker was so happy with me because he said I was the only one really listening there was about 40 people there I want to know as much as possible about the Real Estate Business, and want all come to me with questions and be well known in this feild.

Hey, just read through your journal. Sorry I haven't been in here before, but it's exciting seeing where you started and how far you've come! I can see that you have been diligent in moving forward and your confidence has just kept growing.
Keep going to that REI Club. Sounds like there are some great contacts there. And every day take small steps like you've been doing. You know if you have been determined for THIS long it's only a matter of time before you are closing your first deal. One great way to start out is by bird-dogging. See if there are investors at your club that you can start looking at properties for. you will learn a LOT from this one-on-one with seasoned investors.

Thank you for your comment. When I first started out everything was crazy now it seems more calm. I was just thinking today as I drove back from looking at an REO when you know your Job you have an easy feeling about you because if someone ask you a question you can answer it, I remember when I first started out I was very nervous due to the fact i did not know anything. Things are alot clearer now I am so glad, but there are many things I still dont know but everyone on this site has been very gracious to me and thats another calming feature. Dean was right when you have a place to go where everyone is like you and pushing to make deals and they go out of there way to help you its AWESOME.

If someone who have told me at the beginning of the year I would have told them to bite a rock. Now that I am doing it, its so hard to explain how great the feeling is to read what went on back in May when I started till now O WOW what a difference 6 months make!!!
I have made many friends here and would not change one thing.
All I know is my business will grow so big anmd I know it will.
I just want to thank everybody who has helped me the past 6 months and I am so proud that I joined Dean's team. I know the next 6 months will be better than the previous 6 months.

I have been looking for someone with money to help me with the projects I have going on or maybe someone wants to partner up!
Yesterday went to see a REO, want to bid on it and either wholesale it or rent it out, saw one this morning in Grover Beach, this was a sfr which fell out of escrow yesterday and we asked why did it fall out real estate agent did not know why....we want to flip it and sell it want to bid 203000.00 and afr we will sell it 4 374000.00 which would be a steal for someone. The only problem with that house is in the backyard we dont actually know if PG & E has an easement because it has a wire 4 feet in from the fence in the back, if pg&e does not have a proper easement can we charge them rent?
Tomorrow I have my REIA meeting and I need to go check out a duplex.
