Hello guys well here is my latest.

I do computer work by trade and I have a home ran business for computer repair. Well I had a guy contact me las week about building him a new computer.

After talking with him several times I found out that he owned a run down or rather somewhat undesirable 6 unit apartment building. He said it was in an ok neighbor hood but he just didnt want to be bothered with it anymore because he had not made any repairs to it in years.

Using the Mail Man, UPS driver and gas meter checker in your area can be some of the best bird dogs. Think about this - they travel around looking at houses all day long. They know which houses are vacant and which houses are in distress a lot of times.

A simple talk with these people could possibly yield large results for you.

Finding The Top of the Rental Market

About 2 years ago I bought a small 2 bedroom house that needed some cosmetic work in a small town about 30 minutes from the nearest metro area. This little town has 3700 people living in it. When I bought this house I paid $26,000 for it and I asked my real estate agent what she thought it would rent for. She said "you should be able to get $325-$350 for it". I trusted her opinion because she owns several rentals in that town. This house sat on the market for a year with no offers. It just seemed so cheap to me and it looked like a solid house.
