Ok, I know I have posted lots of stuff on being a bird dogger and how to find one, but I wanted to post this one on the worlds best bird doggers and YOU ALREADY HAVE THEM.

I am talking about kids, you know, those pesting little midgets that think you pocket is the new ATM machine.

AND/OR ASSIGNS - How to Use It and Get It Accepted!

All of us on here know the importance of using and/or assigns on our purchase contracts, if we are planning on assigning them, but do you know how to use it and get it accepted without question or rejection?

As I write this, I a m speaking strictly from personal experience, because EVERY purchase and every offer, I have made, has read "and/or assigns". By now my agent knows to not even prepare the offers without it because I won't sign them.

How to Make Money on the Backside of Your Offer

I am always trying to figure out how to get real estate at a cheaper price. The price you pay for a property is absolutly crucial. Knowing that, one of the things I do all the time is get a reduction on the price I offer. Here is what I do. This works almost everytime, come to think of it, it has NEVER failed me. I have even gotten it to work on foreclosures which are bought "as is". Although I have done this at least a dozen times, I will use the most recent one as an example. About 3 weeks ago I had an offer accepted on a bank owned property (foreclosure) for $56,000.

HUGE (Smart) Money Starting to Snatch Up Foreclosures!

If you've read previous articles that I discussed the correlations between general investment markets and Real Estate Investing you know two things:

1. The smart money (the ones with super deep pockets) are usually on the right side of the market, when everyone else is head faked on the losing side.

2. The most notable stock market investors ever, including Warren Buffet himself, made their fortunes with a rather simplistic investment methodology - buying assets at 50 cents on dollar (or less) of their intrinsic value, regardless of if the market as whole was bleak or positive.
