Road Blocks are stopping me. No credit or money needed. Unbeliev

I really like the idea of the DG Books but I am finding out that it is impossible to start in this Business with NO MONEY. IMPOSSIBLE!

I have been educating myself on almost everything there is to do with Creative Real Estate financing.

I am running into some Road Blocks that are difficult to knock over so I can proceed.

I cannot find work. No Income. Not driving because of unemployment.

I wanted to start Bird Dogging but my advertising for Investors is not working. It worked fine a year and a half back. I am a good speller and use the right words. At least I believe so!

I had an offer to Bird Dog for a measley $250.00 per deal. For some reason this did not excite me at all.

To assign a deal myself I would need to have $500.00. I hear people say "You can do them with $10.00" This is CRAZY. Most sellers would close the door on you if you tried this.

Then I need to figure the value of the home in order to make an offer that is accurate. This could require an Appraisal which is $300 to $500

I probably should have a Lawyer. Who knows what this will cost. $1,000 to $1,500

I have not formed an LLC or Corp so I cannot raise money for a Purchase.
What does an LLC cost. I have already looked here. I do not have the money.

If I could get a property under Contract I would need to record the Assignment at the Deeds office. That costs money.

Any hope would be great but I guess I am blowing off Steam. I am frustrated. Without money to buy the minor things how in the heck can I actually get involved into this business.

im a newbie at this and i dont understand why i would start with a buyers list to purchase property with no money down. is this a way to get resources to buy or am i missing the point here?

I want to buy a foreclosure house a block from where I live. The Realtor said that they will entertain cash buyers only. If I will be approve by my own lender of the total amount involve in the negotiations would that be considered CASH. Please tell me more about my query. Thanks...dom

I am pretty smart when it comes to understaning new things, but if there are no answers, what is the point of the forum? Im curious and a bit sceptical with the Tax Club

Can anyone give me some input or advice? Do I need the Tax Club for LLC setup and the other things thats going to cost me almost another grand. Is LegalZoom another option. Do I need to move fast like they are telling me for taxes before 2010? Im a bit sceptical with Tax Club and wanted to know if the DG admins, members, and affiliates of DG.com aprove or recommend the Tax Club or even better path to take in this scary world

Are IEE and assignment techniques legal in all states?

Just starting out, still reading Profit from Real Estate Right Now. Was discussing some ideas from the book with a former real estate agent who said they might not be in New jersey, which is where i would llike to start out. Please advise.

Is it much more difficult to get a foreclosure when you find out that the bank is fannie mae? Or is it basically the same process of approaching them with an offer?

Funding Needed

I am trying to complete a short sale in NC. I am having trouble finding funding. The home won't qualify for a conventional loan, which is my perferred choice, due its condition. Conventional lending is my 1st choice due to the fact that I will be renting the property out for a monthly cashflow after repairs are done. I am looking into hard money lenders but would like to avoid that option if I could. If I went with hard money I would eventually have to refinance it through a conventinal lender and have to pay more closing costs on top of what I will have to pay to the hard money lender, which will affect my monthly cash flow. I even went as far as looking into peer to peer lending but their limits on what they lend were too low. I have excellent credit and I have the money needed for repairs. Does anyone have any ideas on any other possible route I can take, Thanks a bunch.

I have been summarizing Dean's book to outline my steps in the process and cannot find the document on page 162 of "Profit from Real Estate Right Now", which is called "Discharge of Agreement to Purchase".
