Someone advise me, can't remember who (at moment) it was on this forum, to go to mortgage broker, connect with one of them in your area, they may know several HML (hard money lenders) and who they are, also see if there is a local investment club or meeting group via Meetup.com held in your area to network with people.

My fiance and I are currently reading Dean's book and anxiously getting ready to start this awesome stuff. The problem is, like most everyone else, we arent sure where to start. Foreclosures/short sales seem to be the best deals but require actually purchasing the house which means money down, getting a loan, etc, correct? Contract assigns seem to be the suggested starting place for people with no starting money but we just arent familiar with them enough to do them yet. I realize this is a broad topic but any info/motivation will help!! thanks to everyone!

I am new to this and have just finished reading Dean's book. I just happened to be browsing around the internet at forclosures in my area. I live in a townhouse community and found that someone who lives right across the street from me her townhouse is in pre forclosure. Is there anyway of me possibly making some sort of deal out of this? I am not sure where to start, but I thought after reading the book there is something I could do to help her out and while making money myself the value of the townhome is around $182,000 and there is around 123,000 still owed on i..not sure where to start..any advice would be great. i found a FSBO house but it is also being sold by a real estate agent. i want to put it under contract. How would i do it. do i talk to the owner or is it possible that i cant put the house under contract because a realtor is selling it, im very confused. Also can i put a banked owned house under contract? if so how can i do that, any advice on how that is done

Hello, I just got Deans book and very impressed with the insightful information. I am a licensed real estate agent in Los Angeles Ca and looking for someone that is looking to make things happen. I am willing to sink half my commission into your investment for repairs etc... If your going to hire an agent anyway to get your property then might as well get a little extra something to help you get moving.

Hello group, I have just got deans books and dvds that i orderd and BOY! so overwhelmed with info. this is great and i am so excited to get started i want to go out and make something happen,that i dont know where to start or how. My motovation to succeed is : im 43yrs old no retirement no savings and bad credit i have worked hard all my life to raise and support 5 kids(all grown up now)Last september my father retired after 40 yrs and was diagnosed with Prosttate cancer,his retirement really does not cover his needs, that really scared me and put a fire under me to find a way to help him and mom, and i just found out that one of my sons and his wife are haveing TWINS(yeh) and theyre going to need a lot of help. so i need to make a lot of thing happen soon, my $10.00 per hr JOB is not going to take care of things much longer nore allow me to help the family. so any advise,help,mentorship will be greatly appretiated.

We all are in the same boat with no money and credit. No one is going to give us for nothing and we all have to work for it. This is a hard world that we are living in. My advise is to stay with the support group we have and help each other to succeed with our dreams. If you can afford to go to Dean's Academy go for it. Good Luck !

I just finished Dean's, Profit From Real Estate Right Now book and I have a couple of questions. How do lawyer's and broker's get paid from the tasks that I give them to do. I am really new at this whole thing so I am sorry if I come acrosse as clueless, but do I give my lawyer/broker a % of money from the deals that actually go through, pay them by the hour, or some other payment option. There are tons of different references to using lawyers/brokers, but how do I actually pay these people?
Also, I am really hesitant to begin anything. I feel like if I just do what Dean has taught me I will eventually get confused because I know real life is never scripted and I might get myself in a bad situation or a bad deal I will not know how to handle. Does anyone know of any baby steps I can take to start moving in the right direction. I appreciate any advice, thank you in advance.

I was wondering if any of you have been through Deans academy? I just lost my job today and I had purchased Deans book about 3 weeks ago, and I read it cover to cover 2 times since then. My dilema is I had set aside enough money to get approved for the academy and can pay 1 months payment from my money, my question I guess is, is it possible to make money within the first 60 days because after that I will be completely broke. I live pay check to pay check and have no savings and my credit is ruined. I believe I will probably have work on assigning deals in order to build capital, but I guess fear and uncertainty have gotten the best of me at this time and I need to know from someone that has been through the academy for reassurance encouragement that this does work and will it be wise to go ahead with the academy?
I'm new too and overwhelmed and discouraged in the California market.
Do any of you indulge in other states for these deals to work?
It's so confusing in So. Cal. and most contacts/Renters/Realtors/REO agents I've made have been leary of my line of questions and quickly seem to determine that I won't be making THEM a personal huge profit so they abruptly dismiss my inquiry.
Also surprising is I'm experiencing that even the local resort/remote areas that I am so familiar with & fond of and wish to invest in via Dean's strategy of: Buy, rent, hold, then sell in upward market a couple years from now,....I'm finding there are already offers on them EVERY time I inquire! ugh!.. I thought this was a recession era but properties are selling well it seems here!
I just don't know where to look to do this rental property kind of deal to begin earning a positive cash income ultimately using no money down strategy.
I even have a 'Soul-Purpose/Noble Cause effort' attached to my ideal:
* To 'Lock-in' properties for below FMV, then advertise the homes as: 'Gorgeous homes in quiet,heavenly location, short drive to city, away from smog, crime and traffic, 'Pets Allowed !', then get Renters/Lease Option families in each one therefore helping Humane Society's overflowing animal influx problem due to heartbroken foreclosure victims who are unable to find rentals that allow their family pet.
My husband is one of those negative naysayers who has already made me weep in dipair several times when he sees me reading Dean's Books I ordered and getting enthusiastic, making calls on potential properties.
I've read on this site that I am just one of MANY people out there suffering to overcome this difficult road block I happen to be married to.
It's stifling and breaking my heart here.
So please advise: Has ANYONE in ANY state recently made a positive deal in real estate and proven their spouse wrong, all by themselevs without involving their spouse's name or credit!?!
Please help me with any encouraging true accounts if you can.
