My San Fernando Valley product.

When I broke my leg I thought there was nothing I could do. But after Dean's Weekly wisdom today I started thinking of all the things I could do and I as started to think about it I thought maybe I could work on starting a REI club in the San Fernando Valley. Is anyone willing to help me?

I am trying to find some REI clubs in the San Fernando Valley. but have had no luck. I had given up on REI clubs but after today's Weekly Wisdom I thought about starting an REI club maybe in Northridage where I have a friend I can ask if we could use the restaurant on an night they are not busy. Or a friend with a house where we could use their living room for our meetings.

How would we start it? I am thinking

Looking for my next deal

My first fix and flip is scheduled to close next week. And while I wait I continue to look for that next deal. I lost out on the home run property due to lack of funds which was a bummer. But I am ok with it...everything happens for a reason. I am now on the prowl for my next project. And I got to thinking....

Since I have 90K cash plus about 50K for repairs I am wondering if I should go to another state where the houses are cheaper....maybe get two house going instead of just one. I want to hear for the investors who do this long distance....the highs and the lows....Bring it on!

I need help with getting my first deal. I know how to fine properties but now i need a buyers list.

Ok. I went to a conpedators seminar last weekend. The same thing Dean teaches was also the same thing the conpeditor teaches. although I had the oppertunity to accualy continue face to face training with him. I houever did not go due to I work for a bank and I cannot bid on homes that are owned by 3 major banks. It would be considered insider information, even though I work in credit card fraud not mortgage. That is my main dilema and is what is holding me back from jumping in. But I have learned one important thing. I NEED FACE TO FACE TRAINING. I still wish I would have signed up for that 3 day class. If Dean would offer that in my area I would not hesitate to spend $3000.00 to learn from the best. The compeditor deals mostly with flips.

I'm sure by now I have sent messages to all the wrong places on this site. Please forgive me this is my very first time on line on a computer, so far the back space key is the one I know the best. My poor wife must hate me every time I turn this thing on I do love her for all her patience she has shown me, thank all of you for putting up with me I will learn this thing one way or another. I have been a hands on carpenter all my adult life, now that I'm older real estate is my next step in my education. THANK ALL OF YOU FOR YOUR SUPPORT.

It is important to research the market in the areas in which you do business. Another idea is to call the city's or county's business development department. They should have update demographics for you to review. One good question to ask them is for information relating to new companies coming to the area which will create jobs and increase the demand for housing. Conversely, ask about any businesses that are scheduled to close which will decrease jobs.
