assigning an reo property to an investor???

I have an investor looking for property, I have a great REO agent what is the easiest way to make an offer and if it gets accepted assign the property over to the investor.

i was thinking about doing a double close?
but my agent brought up the banks no flip contingency papers.

how do i work around that
also what should i do about earnest money?
