The old saying of patience is a virtue is so true. I posted my story starting on May 7th, and I remember it like yesterday. We were so pumped up from Dean’s Live Gain the Edge Event 09 that we were on a mission to get on the path to success and financial freedom. On the 4 hour flight home from Dean’s Edge event, my wife and I made an action plan list of everything we needed to do. My list included the following action item “contact at least 3 local banks and inquire about REOs”. Thus, that is exactly what I began to do.

I just wanted to drop a note about what can happen if you are impatient.
I got tired of reading, I got tired of studying, so I decided what else was there to do, but go buy a house. Last week I found ads from what appeared to be REO buyers who were doing fast flips in my area and started doing drive buys to take cursory looks at about 15 properties and built a short list of 6. Since I was still learning about REOs I decided to look for properties that others had already bought from the banks.

Creative Ways For Finding (Secret) Foreclosures

You may or may not know, but there only some of the foreclosures are actually being listed by the banks at any given time. The banks only list a portion of them at a time, and the reason is simple economics.

If the banks were to unleash to all the foreclosures back on the market once they become REO it would create a huge amount of supply, further driving down prices of homes - homes which they need to sell for as much as possible to recover their losses on the mortgage.
