The Big Wigs

I had my first Big meeting with the Owner of the Realty company, The Broker, and the Construction Team this afternoon. The meeting went well. Now they are putting me to the TEST.

They buy multiple props yearly and work with a vast # of Investors, Now I really have to step up my game. I am to find a Duplex, FSBO, not exceeding $40K, and I have a week to accomplish this progect. I've looked on the For Sale by Owner sites and can not find any thing. Where do I go from here?

I don't want to screw up my potiential 1st deal of a life-time.

The Buyer's List

Developing a buyer's list is the foundation for a successful investor who is not buying and holding. An understanding of the needs and wants of your buyers will allow you to have great success.

Buyers who are looking for things to rehab are very attractive to me. I have dealt with several of these types of buyers through the years. These types of properties usually allow for a nice profit for the buyer and for myself.

Looking for properties that have been on the market for sevral months is another good way to go. Looking at estate sales and auctions can be money makers.

Remember to listen carefully to your buyers. They will tell you what they are looking for. Go out and meet their needs and you will have something to put in the bank.

I AM LOOKING FOR BUYERS IN UTAH, AND I AM WORKING OUT OF DAVIS COUNTY. I HEARD FROM DEAN'S BLOGS, DON'T REMEMBER WHICH ONE BUT HE SAID TO START IN YOUR OWN BACKYARD IS A GOOD WAY TO START. SO I AM STICKING TO THAT STRATEGY AND WILL EXPAND SOONER THAN LATER. I HAVE BEEN TO REI CLUBS AND SITES BUT I STILL THINK THAT THIS IS THE BEST PLACE TO LOOK FOR MOTIVATED BUYERS TOO.

Does Reading Penssylvania Meets Criteria For Cash Flow Opportunity?

At the edge event this year Dean talked about the criteria that he uses to analyze a city for investment potential. There were four key points that I have in my notes but I'm not sure if UI missed any.
1. Migration - population is stable or increasing.
2. Unemployment - Stayed the same or gone down.
3. Rents - Stayed the same or are going up.
4. Market - Flat

I thought it would be interesting to see what some of you have to say about the area and so I thought I would begin reporting on it. The criteria seems to be met but its said to be the poorest city in the country. What does that mean? I know there are currently 111 homes for $35000 and under.

My RE Agent!!

I'm super stoked!! I just got off the phone with an agent that I think will work. She is totally on board and super motivated to help me out!! I cannot express how excited this makes me. The rest of the agents I talked to were unmotivated and, to be honest, all kind of debbie downers. This lady that I'm in contact with now seems great. One more step in the right direction!!
