We have found and purchased our first propoerty since boots on the ground and we did not do a good enough job locking in a buyer. We have a house in Garfield, OH. CAP rate 12+ ARV $50K rehab cost $20,750. We purchased for $8,500. We've been working with bandit sign ads etc. If you or anyone you know would be interested please respond.

Went to the Las Vegas Buying Summit. We met Linda featured in Dean's Weekly Wisdom #190 and she was very inspiring. The featured speaker Robert Shemin was really inspiring. We bought a tax lien and signed up for a couple other products but no property so far...off to look at more properties and make more offers!

I'm currently reading DG's book 30 days to real estate cash and I'm looking for any words of wisdom!

So I am just about done - final touches on the paint. The carpet and countertops arrive on Wednesday. My husband will finish the deck and a few electrical issues and then we list - I am pushing the envelope on this one by pricing this a bit higher. But the home is perfect. Can't wait to list on thursday -

My Realtor put me in touch with two guys who are thinking about jumping into real estate saying they may want to partner or do private money - emails went out today too! I asked God to give me the resources to grow my business....maybe an answer has come along????

I've met two investors from Minneapolis here at the DG family website. Hopefully, we can get together and work on some deals together.

I'm looking forward to meeting some like-minded people in my area.
